Most of the Fairway Villas homes are two-bedroom units; a few offer three bedrooms. Some two-level homes include vaulted ceilings and master suites on both levels. Homes have 2 or 2.5 baths, and some have a one-car garage and private, fenced patio.

Fairway Villas was built by Franciscus Homes, which has been building communities in James City County for more than 20 years. In fact, Franciscus Homes has constructed nearly 90% of the condominiums built in Williamsburg since the 1990s, including James City County’s Braemar Creek, Claiborne, Bristol Commons, La Fontaine, and Promenade @5. Fairway Villas’ Amenities 

The community offers a well-maintained tennis court and a swimming pool with a pool house. A tot lot provides recreational space for the kids.

Perhaps most striking about the community, though, are its beautifully maintained and landscaped grounds. Many Fairway Villas homes are clustered around the community’s pond, creating tranquil water views for residents.  Well-placed benches offer a chance to relax in the natural setting and enjoy the numerous birds and other wildlife attracted to the water.

Just down the street are the Greensprings  Interpretive Trail and the Virginia Capital Trail, which draw joggers, bicyclists and those simply looking for a peaceful walk in the woods.  The

Greensprings Interpretive Trail is a dog-friendly, 3.5-mile nature trail that loops through a landscape of beaver ponds, wetlands and forests. The trail includes a wooden boardwalk as well as interpretative signs about the environment, historic events and area wildlife.

The Virginia Capital Trail is a dedicated, paved pedestrian and bicycle trail that connects Virginia’s past and present capitals of Jamestown and Richmond. The Virginia Capital Trail covers about 52 miles and four jurisdictions. Fairway Villas’ Condo Association

 The Fairway Villas condo association assesses a reasonable monthly fee of approximately $190. The fee covers the cost of professional management, fire and hazard insurance, trash collection, landscaping, street lights, and maintenance of the exterior of the buildings and the community’s swimming pool, tot lot, and tennis court. It also provides a reserve fund for repair and future replacement of roofs, siding, private roads and walkways as needed. That comprehensive maintenance leaves residents free to enjoy an easy lifestyle in a well-maintained community. It also ensures long-term protection of homeowners’ property values.

Fairway Villas ‘Convenient Location Fairway Villas is conveniently located within 10-15 minutes of Colonial Williamsburg, with its numerous cultural and historical sites and activities. The College of William & Mary is 10 minutes by car. Newport News is about a half-hour drive from Fairway Villas..

In addition to being adjacent to Williamsburg National Golf Club, Fairway Villas is an easy drive from many of  Greater Williamsburg’s first-rate  golf courses, including  Golden Horseshoe Golf Club , Kingsmill Resort , Colonial Heritage Golf ClubKiskiack Golf ClubThe Tradition Golf Club at Stonehouse, and  Ford’s Colony Country Club.

The nearest airports to Fairway Villas include Newport News/Williamsburg (PHF), about 35 minutes away; Norfolk International (ORF), about 60 minutes away; and Richmond International (RIC), about 50 minutes away.

Fairway Villas’ Schools Children living in Fairway Villas attend public schools operated by the Williamsburg-James City County Public School Division, a joint school system that serves both localities. In recent years, Expansion Management magazine, which rates school systems nationally, has consistently rated this system with a gold ribbon, indicating ranking in the top 17% nationally of systems evaluated.Fairway Villas’ children attend:

What Residents Have to Say About Fairway Villas:  We all have concerns about moving into a new community.  So, what is it like to actually live in Fairway Villas?  Here’s what residents have to say:

It’s a convenient, well-run and friendly community. Tom Bigford and his wife moved to Fairway Villas in 2009 to be close to their daughter and grandchild.

“My daughter convinced me with stories of palm trees and hula girls that we should move south from Maine,” Tom jokes. “I flew down to Williamsburg on a Thursday and looked at 20 different condo associations in one day. The only one I remembered was Fairway Villas because it was so beautifully landscaped and maintained.”

Within a week, Tom, who once lived in Virginia’s Northern Neck, had a contract on a 2-story, 3-bedroom condominium townhome at Fairway Villas.  The home includes two master suites, one on the main level and another on the second floor.

Fairway Villas is Close to Everything. A major draw for Tom was that Fairway Villas is not only close to his daughter, but also close to Colonial Williamsburg. “It’s 10-15 minutes to just about anything,” Tom notes. “You move here because of things like William & Mary and the cultural and historical things in Colonial Williamsburg. And they are all close by.”

Tom points out that downtown Colonial Williamsburg has a lot to offer, from the Muscarelle Museum of Art to the Saturday morning Williamsburg Farmers Market. “The Farmers Market has a series of tented stalls on both sides of the street for about two blocks,” Tom notes. “They have everything there, from pies and veggies to scallops, hand-made cheeses, and unusual meats.”

Tom has enjoyed trips to Newport News — just 25 minutes from Fairway Villas — to check out the Mariners’ Museum and Park, which “has tons of artifacts.” He notes that nearby Christopher Newport University is also a draw, and that there are art museums nearby.

As a self-described “foodaholic,” Tom notes the area has some top-notch restaurants. “The newest one is the Tuscany Ristorante Italian restaurant, about 10 minutes away from Fairway Villas,” he says. “It’s very good.” He also recommends Pho 79, a Vietnamese restaurant in New Town.

Although Tom is not a beer aficionado, his son-in-law is, and there are many breweries nearby. “We also have a meadery,” he notes, explaining that mead is a lager made from fermented honey.

Within walking distance from Fairway Villas is the Virginia Capital Trail, which Tom likes to use.  He points out that Jamestown High School and the Williamsburg Community Chapel are also within walking distance.

Fairway Villas is a Beautiful Place to Live. “One of the things I love about this neighborhood is the way it looks,” Tom says. “It has curved streets, not just straight roads. It has beautiful landscaping. It’s very attractive.”

“I like also like that my home overlooks a pond,” he adds.  “The neighborhood draws a lot of wildlife, including deer, fox, ducks, wood peckers, and other birds. We have a bird feeder on our patio door, and I can tell you there are a lot of bluebirds.” Residents also enjoy watching the large turtles that emerge from the community’s pond to lay their eggs nearby.

The neighborhood has walking paths and is dog friendly, Tom notes. 

Fairway Villas is Well-Maintained and Financially Well-Run. “One thing I am most impressed with is that the condo Board has kept our fees at a minimum,” Tom notes. “It’s a really good Board, one that has found ways to deal with issues that come up in innovative and cost effective ways. We have had some major work done, but I have never had a crazy fee assessment.”

Tom says that financial prudence has not negatively affected maintenance, which he describes as “very good.”

Welcoming Neighbors and a Friendly Community. “The day we moved in, the President of the Board came by and introduced herself,” Tom notes. Another neighbor brought them cookies, and a third invited the newcomers to coffee and dessert.The neighborhood has social activities that encourage neighbors to get to know each other; Tom has helped organize some of them. “We have had social activities like picnics, monthly breakfasts, and a fall social,” Tom says. “We had a pot luck where two professional chefs judged our dishes and gave out prizes.” At a recent picnic, two neighbors dressed up as Star Wars storm troopers, to the delight of Fairway Villas children.

Fairway Villas is A Growing Community. “I can see this neighborhood changing,” Tom says. “When we moved in it was mostly an older, 55+ type of crowd. Now I see Millennials moving in. There’s a slow but steady turn-over and growth.”“We have a lot of military families, and retired military,” Tom adds. “That’s because of having Camp Peary, Fort Eustis, the Norfolk Naval Station, and Oceana [Naval Air Station] in Virginia Beach. Many people come here from different parts of the country.”So, has Fairway Villas met Tom’s expectations? He says yes—and then some.
