Promenade @5 Community

The next new thing coming to Williamsburg VA is Promenade @5, a community planned around creating a vibrant lifestyle for those who are lucky enough to live here.

Imagine your day @5: Rise and shine and take your pup for a walk, then maybe a quick bike ride to grab a cup of coffee down the road. Prepare for your meeting in the business center with colleagues from out-of-town. Success! Don’t forget your late afternoon yoga class at the fitness center. Did you invite your new neighbor to join in? You can pick up your package that arrived today when you go. Might be that Blue Apron™ box, just in time for dinner.

Amenities at Promenade @5 rival top resorts: Live and on-demand personal fitness classes, parcel lockers and alert app, business center, demonstration kitchen, dog park and wash, outdoor amphitheater, bicycle repair station, neighborhood garden plots- they’re all here and more! The clubhouse will be the community focal point and hub of activity.

The unique ‘Duets’ homes with rear-loading garages will allow for front doors to open onto community parks and green spaces. The Metro Collection’ homes will connect via winding walkways and pocket parks.

Construction is well underway for the roads and infrastructure for the Promenade @5 . VA Beach based Developer Franciscus Homes is moving forward with the development of The Promenade @5 at John Tyler. A planned community that will encompass up to 190 condominiums and townhouses and 14 more units above commercial buildings.  The condos under construction in the Promenade are projected to cost between $170,000 and $350,000. The neighborhood will also feature: Clubhouse ● Personal fitness center and personal classes with WELLBEATS™ ● Outdoor amphitheater ● Shuffleboard ● Dog park with washing station ● Business center ● Demonstration kitchen ● Bicycle repair station ● Parcel lockers & notification ● Electric vehicle charging stations ● Neighborhood garden plots

James City County approved the project back in November of 2014 .

Much of the surrounding area has already been developed with a more than 100,000-square-foot Riverside medical building and the condominium neighborhood La Fontaine — also built by Franciscus Homes — joining the area around the shopping center after its construction in 1989.

It is expected that the housing being built will appeal to young professionals without children and empty nesters who are looking to downsize.

promenade-at-john-tyler-condoFranciscus Homes has pledged to pay the county $7,043 per unit for a total of $1,436,833 to help pay for costs the neighborhood would create for schools, the James City County Police and Fire departments, the James City Service Authority and other public services.

Design services were provided by Hopke & Associates based here in Williamsburg VA. A general architectural, land planning, and interior design practice with exceptional depth of experience across a broad range of project types. Hopke also worked on a plan to re-purpose the existing Williamsburg Crossing Shopping Center as the hub of a mixed-use community, adding housing, mixed-use buildings, and extensive pedestrian-oriented hardscape to create a walk-able self-sufficient community. Initial response from county planners and the public has been exceptionally positive.

Franciscus Homes has developed several other neighborhoods in the Williamsburg/ James City County area including Bristol Commons , Claiborne Condos in Williamsburg and Fairway Villas La Fontaine Condos and Braemar Creek condos in James City County.

Here is a computer generated video created by Hopke and Assoc that will give you a feel for the design of the community..

About mrwilliamsburg

I love Williamsburg !
Being “Mr. Williamsburg” and starting my web site in 2004 has been a great way for me to help people looking for homes for sale, communities and an “insider knowledge.” of the area.
Turned out I was onto something. Because I offer in-depth information and up-to-the-minute blogging, even international clients have found me. One couple, moving back to the States from France, told me that a post I wrote blog about grocery shopping in Williamsburg convinced them that Williamsburg was the place to be, and that I was the best source by far that they found on the web.
I’m happy to say that I hear similar comments from many of my clients looking for homes throughout Williamsburg and Hampton Roads.
I grew up in Virginia Beach, Va, After attending college, I worked at a number of positions including manager of a land development and construction company and business manager of a cut flower business that we grew in sales from $300,000 to $15 million (we were supplier to Whole Foods and one of the first cut flower suppliers to Costco).
In 2004, it seemed like a good time to simplify my life. I moved my family from Annapolis to Williamsburg. I went into real estate with Liz Moore and Associates, and was one of the initial agents when Liz opened her Williamsburg branch.
My sons Zach and Josh attend Lafayette High School and Hornsby Middle School and are crazy about sports and the outdoors.
I feel lucky to be living the dream, and saving two to four hours by not driving on the DC beltway every day. So, I can now spend my time with family while concentrating on learning — and sharing — information about living in Williamsburg.
In real estate, no two people or transactions are the same. Everything’s a challenge, and I’m rewarded every time in close a transaction and have the opportunity to see the smiles on clients’ faces.
