Seasons Trace- Neighborhood Spotlight
A longtime favorite of Williamsburg, Seasons Trace is a popular planned community in the area. Combining townhomes, cluster homes, and detached homes where there is literally a home for every buyers needs or wants.
Local developer Hertzler Brothers developed Seasons Trace and built the townhomes plus many of the single family homes in the subdivision. 
John Asa, Joe, and David Hertzler incorporated Hertzler Brothers in 1959. They brought to the company their own strengths. John Asa had worked for builder and developer, L. B. Weber, David Hertzler had worked on construction crews and, at 16 years old, had been made a supervisor. They began building homes in Shore Park in Newport News, then they started building custom homes. In its 50+ years in business Hertzler Brothers has built over 2,000 properties including homes, offices, and public buildings . They were at the forefront of “Green Building” beginning construction of solar and passive solar homes in the 1970s in Seasons Trace and Kristiansand.
A total of 471 homes lie within the development. 285 are detached homes and 185 are attached town homes. Homes were built starting in 1979 and continued until the 2000’s
Seasons Trace features winding lanes, a pond stocked with fish and populated with ducks. Also offered are amenities that include a pool, tennis courts, basketball court and a lot for RV/ boat storage.
Conveniently located off of Longhill Rd adjacent to Lafayette High School and Warhill district Park. The nearby Prime Outlets and other shopping centers are within a few minutes drive.
Detached Neighborhoods within Seasons Trace include Pheasant Run, Heron Run, Winter Park, and Wood Duck Commons.
Attached neighborhoods are : Spring, Summer, Autumn East and West.

I remember when it was considered a rural area. The development was designed so no houses faced the main road into Seasons Trace, and keeping as many trees as possible was a high priority. The Seasons Trace Recreation Association manages the Clubhouse, Pool, tennis courts, ball field and the RV/Boat storage lot.
Pool membership is provided to residents as a separate membership at a discounted rate compared to non-residents.

| News Update: The March 3rd 2010 meeting of the James City County Planning Commission was attended by many residents of Seasons Trace, both Multi-Family and Single- Family, as well as by some of our concerned neighbors from Ford’s Colony and the J4Cs. Several people from both Seasons Trace HOAs, including Willafay McKenna, a lawyer and previous member of the Planning Commission who spoke on behalf of a relative who is a Spring Trace resident, addressed the commissioners to request that they deny approval of the proposed Autumn West townhomes. |
Following residents’ comments, the commissioners discussed the topic and then voted with the outcome of 3 who voted In-Favor of the proposed development (Rich Krapf, Chris Henderson and Michael Maddocks) and 4 Against (Reese Peck, Chairman, Joe Poole III, Jack Fraley and Al Woods). Approval was thereby denied for the Autumn West townhomes as proposed by the developer. In an effort to prevent further building proposals for this parcel, some residents are trying to raise funds and to ask the county to also contribute to purchase the parcel to be held as protected green space. The residents of Seasons Trace have undertaken a campaign to acquire funds to purchase the site from the developer, with support from the James City County Citizens Coalition (J4C), a nonprofit organization.. If sufficient funds are raised to purchase the property, it will be placed in a conservation easement to ensure that it cannot be developed now or in the future.
