One of the most popular neighborhoods designed around that concept is the Villas. These one story attached condo residences are roomy, and designed to easily accommodate senior living, they offer the best of both worlds ~ a carefree lifestyle and close proximity to “everything.” There are several Villa neighborhoods in the Hampton Roads area ~ in Yorktown there are Rainbrook Villas, Shady Banks, and Villas at Yorktown. In the quaint city of Poquoson, Oxford Run is the place to be. Villas of Smithfield is the option in Isle of Wight VA. Williamsburg/ James City County has the Villas at Five Forks community. In 1986, Ed Bacome and Phil Fankhauser recognized that real estate builders had overlooked the needs and preferences of one of the most important contributing segments of our society: the maturing home buyer. They founded Epcon Communities in Dublin, Ohio as the committed alternative receptive to those unmet needs. Construction of attached single-story living communities began immediately and were well received. The popularity of Epcon Villa communities has since spread from Central Ohio to number 295 condominium communities in 30+ states.

At the center of each community is a 3,000 square-foot clubhouse for residents to gather and stay in shape. Meet your fitness goals in the exercise room equipped with cardiovascular and weight machines. A great room with TV is the perfect place to catch up with neighbors or watch the big game after making a meal in the catering kitchen. The clubhouse also has card tables and billiards for enjoying games with friends.
The amenities continue outdoors with a pool and patio, great for relaxing with a good book or swimming a few laps. The patio also features a barbecue for community cookouts. while a scenic pond creates the perfect environment for quiet evening strolls with your significant other.
The Villa Communities in Hampton Roads VA offer single-family attached homes. Typically there are two or three attached home options with home sizes ranging from 1200- to over 1,850 square feet and offer two bedrooms, two bathrooms, and an attached two car garage. Some models include an additional den space for an office or hobby area while all feature open living spaces and modern kitchens.

Living in a Villa Community means enjoying a low-maintenance lifestyle thanks to the homeowners association (HOA). The HOA fee includes lawn care, exterior maintenance, and snow removal, giving residents more time to enjoy socializing with their neighbors through regularly scheduled events like holiday parties, potluck dinners, and Kentucky Derby parties.
According to the National Association of Home Builders, buyers are “right sizing” their homes. Fewer and fewer are wanting the 3,000-6,000 square foot mini-mansions in favor of 1,200-2,000+ square foot one-story homes.
