Whittakers Mill development moving forward in Williamsburg VA

Construction crews are hard at work building the roads and infrastructure for Whittaker’s Mill in the Upper York County area of Williamsburg VA. Upon completion the new neighborhood will contain 106 townhomes, 95 traditional single-family lots and 19 larger estate lots.

Development plans  call for a 3,000-square-foot clubhouse with a pool, community gardens, bike trails and open green space, and a large-scale passive park to the east of the property that will serve as a buffer between the adjacent commercial property. Whittakers Mill Williamsburg VA

Whittaker’s Mill is also bounded by a 65-acre battlefield to the west that was recently donated to the Civil War Trust by the Anheuser-Busch Foundation.  The site played a pivotal role in fighting on May 5, 1862, and is the only part of the afternoon phase of the battlefield currently protected from development. The Civil War Trust foresees the property becoming the anchor for a future Williamsburg Battlefield Park. In the meantime, it will be stewarded by the Williamsburg Land Conservancy, a local land trust.

Town home pricing is slated to start from the $230’s for a three story garage model. Single-family homes on a traditional lot should  range from $300,000 to $400,000.Homes on estate lots, which are typically larger than a traditional single-family lot, are slated to range from $400,000 to $500,000+.

The development will have four-foot sidewalks throughout that will provide pedestrian access to the various recreation amenities that include :

• A swimming pool

• A 3,000 square foot clubhouse with fitness room, kitchenette and community
activity room.
• A 1.7-acre “town square” recreation space and multi-purpose activity field
off Penniman Road.
• Garden plots under the power line easements along Bolton’s Mill Parkway.
• A 5.2-acre nature park along the eastern boundary to be accessed via a walkway from McCormick Place.
• A one-acre park surrounded by the rear of the single-family homes on
Marston Arch and Penick’s Mill Road.
• One  outdoor activity facility area designed for an activity such as a community picnic shelter, barbeque grilling area or horseshoe pit.

Whittaker’s Mill Site-plan

Whittaker’s Mill was designed by Brandon Currence Architects who were involved in the planning for a number of communities in the area including Port Warwick, Nelsons Grant, Church Square and many others. The design for Whittakers Mill combines the efficiency and in town feel of a town home community oriented toward an open square at the front of the community. ( similar to Port Warwick). In the back of the community will be traditional single family lots as well as larger estate sized lots with dramatic wooded ravine views.
The town square and neighborhood clubhouse will provide focal points for community social events. Both will enjoy a view of the largest pond in the neighborhood.
The development is located in the York County attendance zones for Magruder Elementary, Queens Lake Middle, and Bruton High Schools.

About mrwilliamsburg

I love Williamsburg !
Being “Mr. Williamsburg” and starting my web site in 2004 has been a great way for me to help people looking for homes for sale, communities and an “insider knowledge.” of the area.
Turned out I was onto something. Because I offer in-depth information and up-to-the-minute blogging, even international clients have found me. One couple, moving back to the States from France, told me that a post I wrote blog about grocery shopping in Williamsburg convinced them that Williamsburg was the place to be, and that I was the best source by far that they found on the web.
I’m happy to say that I hear similar comments from many of my clients looking for homes throughout Williamsburg and Hampton Roads.
I grew up in Virginia Beach, Va, After attending college, I worked at a number of positions including manager of a land development and construction company and business manager of a cut flower business that we grew in sales from $300,000 to $15 million (we were supplier to Whole Foods and one of the first cut flower suppliers to Costco).
In 2004, it seemed like a good time to simplify my life. I moved my family from Annapolis to Williamsburg. I went into real estate with Liz Moore and Associates, and was one of the initial agents when Liz opened her Williamsburg branch.
My sons Zach and Josh attend Lafayette High School and Hornsby Middle School and are crazy about sports and the outdoors.
I feel lucky to be living the dream, and saving two to four hours by not driving on the DC beltway every day. So, I can now spend my time with family while concentrating on learning — and sharing — information about living in Williamsburg.
In real estate, no two people or transactions are the same. Everything’s a challenge, and I’m rewarded every time in close a transaction and have the opportunity to see the smiles on clients’ faces.
