Williamsburg, VA is a great place to call home. It’s full of character and culture and  its weather is mild.

All these things and more are reason enough to put down stakes in Williamsburg / James City County , but with so many wonderful neighborhoods to choose from it can be tough to decide what one is right for you. That’s why “Mr Williamsburg” writes these  Neighborhood Spotlight articles to introduce readers to the pros and cons of the area’s many unique locales. Today, we’re looking at the exciting Williamsburg Bluffs neighborhood.

By the way, many tech people tell me I should write short posts about area neighborhoods. Something around 450 words. I have found through the years that home buyers who are out of the area want to know as much possible about the neighborhood, the homes, the area and more.

As a result, these posts are a bit longer 1800+ words to be exact  So, sorry for my verbosity but I am trying to give you all the information I can !

During my years of working in the Williamsburg/ Yorktown area real estate market, I have sold homes in most of the area neighborhoods.

Ever heard of the  Williamsburg Bluffs neighborhood ? Chances are, probably not. This small intimate neighborhood is located off RT 143 on the east side of Williamsburg VA near the intersections of Rt 199, I 64, and Rt 60. Nearby neighborhoods include Queens Lake, Creekside Landing, Kingsmill and other.

Williamsburg Bluffs is a sought after community in the area. It was developed from 1993-2004 .Today, there are 130 homes in the Williamsburg Bluffs neighborhood. In terms of style, Williamsburg Bluffs is filled with beautiful colonial styled transitionals and ranch homes on lovely treed lots.  The lot sizes for single family homes range from approximately ..16-.33  acres with most averaging .20 of an acre in size. Most of the later homes were built by  Performance Contracting, Nicholson Homes built the majority of the earlier models.

Why is  Williamsburg Bluffs so popular? It’s simple ~  its location in Williamsburg on the northern edge of York County VA , tight-knit community, pool, sports fields, picnic pavilion and tennis courts.

Williamsburg Bluffs is located less than 10 minutes from Colonial Williamsburg, Busch Gardens and Water Country. It is easily accessible to RT 199 and I-64 for a quick and easy commute to the peninsula, Newport News, Ft Eustis, Langley AFB, Cheatham Annex, USCG Training Center in  Yorktown and most points on the Peninsula.

Williamsburg Bluffs Makes The Grade!!!

Williamsburg Bluffs students are fortunate to attend  York County Schools . Students go to Magruder Elementary Queens Lake Middle School and Bruton High School

For parents desiring a private school option, there are numerous choices including Walsingham Academy, Hampton Roads Academy, Williamsburg Christian, Providence Classical and more. Explore private school locations here

Williamsburg Bluffs has an HOA that offers plenty of opportunities to participate: The HOA manages the pool, tennis courts, soccer field and the common areas in the neighborhood as well as and numerous social events and picnics each year. The annual home owner association fee is $456. One of the lowest annual fees for an HOA community with a pool.

Taxes
With a real estate tax of $0.795  per $100 York County taxes are among the lowest in the Hampton Roads region. The annual taxes on a typical home in Coventry valued at $300,000 would equal  $2385.00 a year. To put that in perspective the annual taxes on the same value home in neighboring Newport News would be $3300.00 annually. A savings of $82.50 monthly.

Prices vary according to size, condition and age,.  Sold prices for the six home sales in the last 12 months in Williamsburg Bluffs ranged from  $209,900 for a 1554+ square foot  home to  $369,900k for a four bedroom , 2 bath, 3779 square foot home. This home listed and sold for the price.The average market time for the six home sales in Williamsburg Bluffs in the last 12 months was a VERY LOW 69 days , although that doesn’t include the DOM ( days on market) of a home if it is re-listed after expiring.

Why ,that’s the highest sale price recorded in Williamsburg Bluffs , Alex. Back in  2008 for a 3000 square foot home on Bluffs Circle

: From the Peninsula take I- 64 West, Take Exit 243B, merge onto RT 143 West/ Merrimac Trail, go 1.6 miles and turn right onto Parchment Blvd which takes you into the Williamsburg Bluffs neighborhood.
