🚨 Scam Alert: Someone Offered Me $12,880 for My $65,000 Land (Bless Their Hearts)

By John Womeldorf | Mr. Williamsburg

Well… it happened again.

This week I received a very official-looking letter and “purchase agreement” from a company called Rocking Horse Land out of Ohio.

They would like to purchase my 2.3-acre parcel in Charles City County — land that’s realistically worth around $65,000.

Their generous offer?

👉 Between $9,016 and $12,880.

I had to check the decimal point.

Nope. That’s the real offer.

🐎 The Pitch (A Masterclass in Red Flags)

Let’s break this down:

  • “We can close in as little as TWO WEEKS!”
  • “We pay ALL closing costs!”
  • “No working with Realtors or title agencies!”
  • “We keep things simple and true to our values!”
  • “This offer expires March 13, 2026!”

Ah yes.

Nothing says “comforting and trustworthy” like:

Don’t involve professionals. Don’t overthink it. Hurry up.

And by the way — they pride themselves on being “simple and true to their values.”

I’m sure they do.

💸 The Math Ain’t Mathing

They’re offering roughly 15–20 cents on the dollar.

That’s not a discount.

That’s a liquidation sale.

And here’s the bigger picture:

There are thousands of companies doing this across Virginia and across the country.

🔤 The Alphabet Soup of “We Buy” Companies

You’ve seen the names.

They all sound slightly different but oddly identical:

  • We Buy Houses
  • We Buy Houses Fast
  • We Buy Houses Cash
  • We Buy Homes Now
  • Cash for Houses
  • Cash for Homes
  • Fast Cash Homes
  • Quick Close Homes
  • Express Home Buyers
  • Easy Offer Homes
  • Rapid Property Solutions
  • Direct Property Buyers
  • No Fees Home Sales
  • Instant Offer Properties
  • Off-Market Home Buyers

And when they run out of words, they just go with initials:

WBH
FCH
QCH
RPS
IOP

Sounds corporate.
Sounds polished.
Sounds urgent.

Same business model.
Same marketing script.
Different envelope.

Their message is always built around:

✔ Fast
✔ Easy
✔ Cash
✔ No hassle
✔ No agents
✔ No fees
✔ No waiting

Notice what’s missing?

✔ “Maximum value for you.”

Speed is their strategy.

Because once you slow down…
Once you get advice…
Once you look at comps…

The deal usually falls apart.

⚖️ Let Me Be Fair

Now let me say this clearly:

There are legitimate investors out there.

I am one.

I know many.

There are ethical investors who:

  • Pay fair prices
  • Use proper title companies
  • Provide transparent contracts
  • Give sellers time to review
  • Explain options clearly

Not everyone in this space is predatory.

But…

A huge majority of these mass-mail, blanket-offer operations?

They are not looking out for you.

They are looking for:

  • Inherited properties
  • Out-of-state owners
  • Seniors
  • People in probate
  • People under financial stress
  • Owners who don’t know market value

They need one thing:

Someone who doesn’t double-check the math.

🏡 Why People Sometimes Take These Deals

And here’s the truth.

Sometimes people are in a pickle.

They:

  • Don’t want to fix anything
  • Don’t want to clean anything
  • Don’t want to deal with heirs
  • Don’t want to list publicly
  • Just want it gone

I understand that.

Speed matters in some situations.

But speed should not mean surrendering tens of thousands of dollars unnecessarily.

📣 My Personal Plea

If you ever find yourself thinking:

“I just need to dump this house or land.”

Call me.

Before you sign anything.

I am:

✔ An active investor
✔ A connected investor
✔ A full-time Realtor
✔ Someone who actually lives here
✔ Someone who understands Virginia markets

If you need to sell quickly, I can:

  • Structure a fair off-market deal
  • Bring in legitimate investors
  • Give you real market comps
  • Help you avoid getting lowballed
  • Protect your equity

You may still sell fast.

You just won’t sell blind.

🚩 The Biggest Red Flag of All

When a company says:

“No Realtors. No title agencies. Just us.”

That should give you pause.

Real estate transactions should involve professionals.

Title companies protect ownership.
Settlement agents protect funds.
Documentation protects everyone.

If someone wants to remove those layers of protection?

Ask yourself why.

❤️ Why I’m Writing This

I’ve been doing this for over 20 years.

I’ve helped hundreds of families across Virginia.

I’ve seen too many situations where someone signed a “quick deal” and later realized they left $30,000, $50,000, even $100,000 on the table.

Not because they were foolish.

Because they were rushed.

Not on my watch.
