2025 Market Recap: Top-Selling Neighborhoods in Williamsburg, Virginia
Every year it’s fun — and incredibly informative — to look back and see which neighborhoods saw the most home sales across the Williamsburg area. Sales activity tells us where buyers are focusing, which communities offer the lifestyle people want, and where sellers are seeing the strongest demand.
The rankings below come directly from MLS data for 2025. As always, keep in mind that some new construction sales don’t always make it into the MLS, so actual totals in certain communities may be slightly higher. Still, this provides a very solid snapshot of where activity occurred this past year.

What These Numbers Tell Us
A few consistent themes continue to show up:
• Buyers continue to prioritize amenity-rich communities.
• Golf and lifestyle neighborhoods remain strong draws.
• Walkability and proximity to New Town, shopping, and medical facilities matter.
• Maintenance-free and one-level living options remain in high demand.
• Williamsburg continues to attract retirees, military families, and relocating professionals alike.
Inventory remains tight in many of these communities, and homes that show well and are priced properly still move quickly.
Important Update: New Construction Is Now Finished in Several Top Communities
Another important shift going into 2026:
New home construction is now fully complete in:
- Colonial Heritage
- Tranquility 55+
- Waller Mill Heights
That means the only way to buy in these communities going forward is through resale homes, not builder inventory.
This often creates a new dynamic where resale demand strengthens because no new competing inventory is coming online.
Why Rankings Shifted This Year
Builder Sales Changed the Leaderboard
MLS resale numbers alone don’t always tell the full story. Builder sales often get recorded differently, which means resale stats undercount what’s really happening on the ground.
Once final builder sales were added:
• Colonial Heritage became the clear market leader
• Waller Mill Heights quickly rose among the most active communities
• Tranquility showed strong continued demand for 55+ living
Why I Publish These Neighborhood Recaps
I write these annual market stories because most buyers and sellers don’t just want prices — they want context.
People moving here want to know:
• Where are people actually buying?
• Which neighborhoods hold value best?
• Where is demand strongest?
• What lifestyle fits their stage of life?
Sharing this data helps buyers make smarter decisions and helps sellers understand how their neighborhood compares.
And honestly, I enjoy sharing what’s happening locally. Williamsburg isn’t just where I work — it’s home.

Who I Am — And Why Clients Work With Me
If you’ve landed here, you’re probably trying to figure out what life in Williamsburg is really like.
I’ve lived here for well over twenty years. My kids grew up here and went through local schools. Our family has biked the trails, walked Colonial Williamsburg countless times, paddled and boated our rivers, explored nearly every neighborhood, and yes — I’ve probably eaten at almost every restaurant, brewery, and winery around town.
Real estate here isn’t just my profession — it’s my everyday life. Clients ask me about everything from commute routes to kayaking spots, golf memberships, schools, neighborhood personalities, and which areas best fit their lifestyle.
My job isn’t just to help you buy or sell a home — it’s to help you land in the right community.
Whether you’re:
• Relocating to Williamsburg
• Buying your first home
• Downsizing or retiring
• Investing locally
• Selling a longtime family home
