About Those “Top Agent” Stats You’re Seeing Everywhere…
If you’ve been on social media lately, you’ve probably noticed a lot of agents posting year-end graphics about being “Top Producer,” “Top Agent,” or “Top 3%.”
Here’s something most people don’t realize:
many of those graphics — including mine — are not agent-created.
They’re generated by an area broker that analyzes MLS production data and sends the results to every agent in the region. No self-reporting. No cherry-picking. Just numbers.
Some agents post them.
Some say they don’t want to “brag.”
Some quietly pretend they never got the email.
I understand all of that. I truly don’t love bragging either — but I do believe experience matters, volume matters, and who you work with absolutely matters.

What the Numbers Actually Say (Locally)
In the Williamsburg, Virginia market, there are roughly 650 real estate agents.
Based on 2025 production numbers:
- I ranked 13th overall
- That puts me in the top 2% of all agents in the Williamsburg area
On a broader scale across Hampton Roads:
- Top 3% overall by total volume
- Top 6% of listing agents
- Top 2% of buyer agents by volume
To me, that’s not too shabby.
Are there agents who sell more? Of course.
Are there teams who sell more? Absolutely.
But when you break things down on a per-agent basis, the picture often changes. A lot of high “team volume” is spread across many people, while clients may rarely interact with the person whose name is on the sign.
That distinction matters.
High Volume vs. High Touch
I’ve always believed there’s a balance to be struck.
At a certain point, volume can work against the client experience. My goal has never been to hand clients off or run things on autopilot. I stay personally involved in every transaction — helping buyers think through tough decisions, bringing in contractors for estimates, guiding sellers on smart, cost-effective prep work, and often rolling up my sleeves to help get homes market-ready.
Quite often, it’s just a few well-chosen improvements that lead to a quicker sale and a higher net for the seller.
That level of involvement matters to me — and I believe it matters to my clients.
Why Brokerage Matters More Than People Think
I also strongly believe that who you work with behind the scenes matters.
I’ve been with Liz Moore & Associates for over 20 years, and I genuinely believe it’s the most innovative and client-focused brokerage in the region.
A few things that set us apart:
- About 25% market share in Williamsburg — which is extraordinarily rare anywhere in the U.S.
- In-house affiliated legal support and title services
- A deeply experienced management team
- Systems, resources, and support that smaller brokerages simply can’t match
That scale makes transactions smoother, faster, and less stressful for clients.
And on a personal note: my boss, Liz Moore, is one of the most hardworking and dedicated people I’ve ever encountered. Her singular focus has always been creating the best possible experience for clients. In a tough business where you can always find someone unhappy if you dig hard enough, it’s genuinely rare to hear anything negative about her leadership — and that speaks volumes.
Looking Ahead to 2026
No one has a crystal ball, but after a slower finish to 2025, early signs point to a stronger and busier 2026.
I’m actually glad to see values softening a bit. Things were getting overheated, and having worked through the 2007–2008 downturn, I’ve seen firsthand what happens when markets lose touch with reality.
Rates are trending lower (I wish they’d come down more), but I doubt we’ll ever see the ultra-low rates of the past again. Kudos to those — my son included — who locked those in. That’s also a big reason inventory remains tight: people don’t want to give up those mortgages.
If someone ever cracks that code, they’ll change housing forever.
Final Thought
So yes — I’m proud of the numbers. Not because they’re flashy, but because they represent consistency, experience, and trust built over time.
Kudos to all the agents out there grinding every day. This isn’t an easy business, and longevity matters.
If you’re thinking about buying or selling in Williamsburg or the surrounding areas and want someone who combines local knowledge, hands-on involvement, and proven experience, I’m always happy to talk.
