Hampton Roads Housing Market Sees Inventory Climb and Sales Surge – September 2025 Update
The Hampton Roads housing market is gaining momentum as we move through fall 2025, with more homes on the market and more buyers writing contracts. This recap is based on the latest data from the Real Estate Information Network (REIN), the MLS that covers most of Tidewater. As a local real estate agent, I belong to several regional MLS systems — including REIN, the Williamsburg Area Association of Realtors MLS, Central Virginia MLS (Richmond-based), and Gloucester’s MLS — and there’s overlap among them. If you’re a consumer, it’s no wonder it feels confusing when national portals combine those feeds into a single experience. The good news: the story they all tell this month is consistent — more choices for buyers and steady strength for sellers.

September 2025 Highlights (REIN MLS, Year-over-Year)
- Active Listings: up 17.91% (5,472 vs. 4,641)
- Pending Sales: up 13.67% (2,270 vs. 1,997)
- Settled Sales: up 9.57% (2,118 vs. 1,933)
- New Construction Sales: up 18.85% (227 vs. 191)
- Median Sales Price: up 4.32% to $365,000 (from $349,900)
What This Means for Buyers
With inventory rising and contracts increasing, the market is shifting from a pure seller’s market toward something more balanced. You’ll see more options and, in many cases, more flexibility on terms—while the best, well-priced homes still move quickly. Translation: it’s a smart time to get ready, tour intentionally, and act decisively when the right home appears.

Local Take
Neighborhoods across Tidewater—Virginia Beach, Norfolk, Chesapeake, Suffolk, Newport News, York County, Williamsburg, and Gloucester—each have their own rhythm. The headline numbers above are regional; on-the-ground conditions can vary street by street based on price point, school zone, condition, and competition. If you’re planning a move this fall or winter, now is the moment to build a clear game plan.
