Nearly Half of Home Sellers Are Offering Concessions, According to Redfin

September 2025 -According to a recent report from Redfin, 44% of home sellers nationwide are offering concessions to buyers — a figure just shy of the highest level ever recorded.

Concessions can include things like covering closing costs, offering credits for repairs, or providing funds for interest rate buydowns. What’s notable here is that while these numbers do factor in repair credits, they do not include agent compensation. That means the actual share of sellers sweetening deals for buyers is likely even higher.

So, what does this mean for buyers and sellers?

For buyers, it’s a reminder that in today’s market, negotiating power is stronger than it has been in years. Between shifting interest rates, rising inventory, and homes staying on the market a little longer, there are more opportunities to ask for — and receive — concessions that make the purchase more affordable.

For sellers, the takeaway is clear: while homes are still selling, competition is fiercer than it was during the peak of the pandemic frenzy. Pricing strategically, making your home show its best, and being prepared to offer concessions can make the difference between a listing that lingers and one that closes smoothly.

Even though these are national numbers, they’re worth keeping an eye on here in Hampton Roads, Williamsburg, and throughout Virginia. Our local market always has its own rhythm, but broader national trends often filter down, influencing buyer and seller expectations alike.
