Villages of Westminster Neighborhood Spotlight-“Somerset Neighborhood”

Williamsburg, VA is a great place to call home.  With a mild climate and plenty of character and culture.

All these things and more are reason enough to put down stakes in Williamsburg / James City County , but with so many wonderful neighborhoods to choose from it can be tough to decide which one is right for you. That’s why “Mr Williamsburg” writes these  Neighborhood Spotlight articles to introduce home buyers to the pros and cons of the area’s many unique locales. Today, we’re looking at the Somerset neighborhood in Villages of Westminster.

Most of these neighborhood spotlights cover entire subdivisions but the Somerset neighborhood is so unique I felt it needed its own.

Ever heard of the  Somerset neighborhood ? Chances are, probably not unless you live there.! This small neighborhood area, nestled at the rear of the Villages of Westminster is one of the area’s best kept secret except to those who live there.

Although its not an age restricted community it would seem so when you meet the majority of it’s homeowners.

Villages of Westminster has a total of 381 single family residences in the four quaint neighborhoods of Kensington, Somerset, Cambridge, and Oxford.  Residents  enjoy  access to a large community pool, a  clubhouse, recreational vehicle storage and the well-maintained landscaping that enriches our common areas.

The 101 homes located in the Somerset neighborhood are all one level patio homes with virtually no steps.  All have two car garages, high ceilings (10 ft.), three bedrooms, two full baths, and open floor-plans.
All homes are built on slab foundations. Standard features on most models were : front porches with columns, beaded vinyl siding, steel insulated doors, gas heat and water heater,choice of hardwood floors or ceramic tiles in foyers, security system. Master bathrooms feature large garden tubs and separate showers.

Common options offered by the builder Atlantic Homes included: crown molding and chair rail, cherry-finish cabinets, sunroom, screened porch, built-in bookshelves, hardwood floors, family room, marble surround, ceiling fans, gas grill hook-up, fireplaces, aggregate patios and  laundry tubs in the laundry room.

The exteriors of the homes are essentially maintenance free with vinyl beaded siding and aluminum clad trim. No exposed wood to speak of anywhere on the homes.

Yards are approximately .15 of an acre ,about the same size as lots in the nearby Colonial Heritage Community. Though the yards are not maintained by the HOA ( home owner association) they are very manageable.  A large number of homeowners use lawn service companies to do their lawn mowing. This typically costs $525 per year. An additional $500 or so annually should cover seeding, fertilization,  minimal weeding and bush trimming.

The Villages of Westminster is a quiet community nestled in James City County within the colonial heart of Virginia. Outside the beautifully landscaped villages, residents can enjoy shopping, entertainment, college sporting events and rich national history. With convenient access to I-64, Westminster is the ideal neighborhood for those who want to live in Williamsburg but have easy access to  other areas of Hampton Roads or Richmond.

381 single family residences comprise the four quaint neighborhoods of Kensington, Somerset, Cambridge, and Oxford. The neighbors enjoy   access to a large community pool, a shared clubhouse, recreational vehicle storage and the well-maintained landscaping that enriches our common areas.

A large number of the homes back up to wooded green-space giving a sense of privacy unseen in many other neighborhoods. This undeveloped buffer space encompasses over 78 acres which is over a third of the community.

Age– Homes in Somerset Village were built from 1999-2003.

Size- Home sizes range from 1500-2180 square feet. The average is approximately 1900 sq. foot size. Five different floor plans were offered with various elevations

Builder: Atlantic Homes-

Location the Villages of Westminster is conveniently located in James City County, off Richmond Rd ( RT 60)  only minutes away from Route 199 ,Interstate 64, and the Williamsburg Premium Outlets.

Prices: sale prices in the last 12 months have ranged from $225k to the high $200’s

Amenities :

  • Wooded setting with two lakes, recreational area with soccer field, and 25 meter six lane pool.
  • Clubhouse-equipped with a full kitchen, comfortable seating and ample-space, ideal for meetings, parties, dinners and special events.
  • Boat and RV storage parking
  • A variety of social events throughout the year are held in the neighborhood. They include movie nights, neighborhood bbq’s, parades  Somerset Village hosts a monthly potluck social at the VoW clubhouse. Residents also enjoy an active Garden Club with many home owners participating.

HOA Membership: Membership is mandatory for home owners in Somerset. HOA dues are $360 annually Fees cover common area grounds maintenance, pool maintenance, use of the amenities.


Schools:
Residents of the Villages of Westminster attend Williamsburg/ James City county schools including
Norge Elementary,Toano Middle, and Warhill High.

Local institutions of higher education are Thomas Nelson Community College and William and Mary University.
