Land Clearing Begins for Phase 4 of The Settlement at Powhatan Creek
Exciting news for The Settlement at Powhatan Creek, one of Williamsburg’s premier 55+ communities! Land clearing has begun for the Phase 4 section of the neighborhood, marking the next chapter in this highly sought-after gated community.
Originally developed with the first homes selling in 2007, The Settlement at Powhatan Creek began with two local builders, Wayne Harbin Builder and Roger McLellon of Marque Homes, constructing both detached and attached homes in the initial phase. Around 2011, as sales slowed, the developer sold the remaining lots to NVR Ryan Homes, a national builder that completed the earlier phases of the community by 2017.
The Phase 4 parcel, however, remained undeveloped until Windswept Development, based in Midlothian, Virginia, purchased the 26-acre site for $2.45 million in July 2022. Windswept Development is the land acquisition and development arm of Main Street Homes. Who apprently is selling the parcel to Ryan Homes.
