New 2026 Homebuyer Grant Programs: Up to $20,000 Available Starting February 23

By John Womeldorf, A.K.A. Mr. Williamsburg

If you’ve been thinking about buying a home in Williamsburg or the surrounding area—but feel held back by down payment or closing costs—this is some genuinely good news.

The Federal Home Loan Bank of Atlanta (FHLB Atlanta) has announced that new grant funds will be available starting February 23, 2026, through two major programs:

  • Workforce Housing Plus
  • Affordable Housing Program (AHP)

These programs can provide up to $20,000 in grant money for eligible buyers, and in most cases, this money does not need to be repaid.

Funds are limited and awarded on a first-come, first-served basis, so preparation and timing matter.

Let’s walk through what this means for you.

Workforce Housing Plus Program

(Grants Up to $15,000)

This program is designed for middle-income buyers who may earn “too much” for traditional assistance programs but still need help getting into a home.

Key highlights:

  • Grants up to $15,000
  • Available to buyers earning 80.01%–120% of Area Median Income
  • Open to both first-time and repeat buyers
  • Funds may be used for down payment or closing costs

This is a great option for teachers, professionals, families, and long-time renters who are financially responsible but need a little extra boost.

Affordable Housing Program (AHP)

(Grants Up to $17,500–$20,000)

This program is more targeted and focused on first-time buyers and community heroes.

Highlights include:

  • Up to $17,500 for qualified first-time buyers
  • Up to $20,000 for community partners, including:
    • Law enforcement
    • Educators
    • Healthcare workers
    • Firefighters and first responders
    • Veterans and active-duty military (or surviving spouse)
  • Household income must be at or below 80% of Area Median Income

If you fall into one of these categories, this program can be a real game-changer.

Why I’m Such a Big Believer in These Programs

I’m a strong proponent of grant programs like these—and not just in theory.

About a year ago, my own son received a $20,000 grant toward his first home purchase. As long as he stays in the home for five years, he never has to pay it back.

That assistance made a real difference. It helped him get into homeownership sooner, with less stress and more financial stability.

I’ve now seen this play out with many clients over the years. These programs work. They open doors. And they help good people become homeowners.

Why Acting Early Matters

These funds are limited and awarded on a first-come, first-served basis.

Once they’re gone, they’re gone.

That’s why it’s important to:

  • Check eligibility early
  • Get pre-approved
  • Have documents ready
  • Work with a lender who knows these programs inside and out

Preparation is everything with programs like this.

About Me — Why I Write These Articles

Hi — I’m John Womeldorf, also known as Mr. Williamsburg.

I’ve been helping buyers and sellers in Williamsburg and throughout the Historic Triangle for more than 20 years. Over that time, I’ve learned that most people don’t struggle because they’re irresponsible—they struggle because they don’t always have access to clear, honest, local information.

That’s why I write these articles.

I see programs like this come and go. I see opportunities that can truly help people. And I believe part of my job is making sure you know about them.

Whether you’re a first-time buyer, relocating to the area, downsizing, or just starting to think about “someday,” I want you to feel informed and confident every step of the way.

If you ever have questions, I’m always happy to talk.
