New Homeownership Grants Opening Soon — Up to $20,000 Available for Virginia Buyers in 2025
Most people don’t realize just how much down payment assistance is actually available — and many who do qualify never apply.
That’s why I’m shouting this from the rooftops:
The 2025 AHP Homeownership Set-Aside Grant Program officially reopens on Monday, February 24th, and funding limits have increased significantly this year.
This isn’t hypothetical. My own son used this program to purchase his first home — and received $20,000 in grant funds. No repayment required as long as you remain in the home for the required period. It was a game changer.
Here’s What’s Available for 2025:
✅ First-Time Homebuyer Product — Up to $17,500
Available to qualified first-time buyers to help with down payment and closing costs.
✅ Community Partners Product — Up to $20,000
Designed for educators, healthcare workers, firefighters, police, veterans, and active-duty military — as well as eligible surviving spouses.
✅ Workforce Housing Plus — Up to $15,000
Available to both first-time and non-first-time buyers who meet income eligibility guidelines.
How It Works
Funds are first-come, first-served. Once the allocation is gone for the year, that’s it. Homebuyers must work with an approved lender (I can connect you). Grants can be layered with VHDA, USDA, VA, FHA, and conventional loans. These funds can often cover your entire down payment — and in many cases, most of your closing costs.
Who Should Be Paying Attention?
Renters who think they need years to save up — you may be much closer than you realize. Military & first responders, including spouses of active-duty and retired service members. Teachers, nurses, EMTs, and healthcare workers — this is one of the best programs available to you. Parents of grown kids — if your son or daughter is ready to buy but short on funds, share this with them.
