Subject: Today’s Rant: Why Every Listing Needs a Floor Plan

I’ve attached an appraiser’s sketch of a home’s layout—something I see many agents use in their marketing. And while I suppose it serves some purpose, let’s be real—it’s almost worthless when it comes to actually helping buyers understand a home’s layout.

One of the top questions I get from buyers is, “Do you have a floor plan?” And far too often, the answer is no. Why? Because many agents either don’t see the value or simply don’t want to spend the extra money to have one done. Yet, a detailed floor plan is one of the most important tools in marketing a home. Buyers want to visualize how spaces connect, room dimensions, and the overall flow—things an appraiser’s sketch just doesn’t convey.

Personally, I provide a floor plan for every listing I market because I see it as a necessity, not a luxury. In fact, I’d go as far as to say it should be mandatory. We’re talking about agents making significant commissions on a home sale—why not invest a few extra dollars to ensure the property is properly showcased?

If you’re selling your home, demand a floor plan. If you’re an agent, do better—get a floor plan. And if you’re a buyer, keep asking for one—because you deserve it.
