Virginia’s Housing Market Kicks Off 2025 with Modest Gains—What It Means for Buyers and Sellers
Virginia’s real estate market has started 2025 with a slight but notable uptick in activity. While we’re not seeing a full-on market frenzy, there’s a bit of momentum building. In January, 5,758 homes sold across the state, marking a 1.8% increase compared to last year. It’s not a tidal wave, but in a market that’s been adjusting to higher interest rates and affordability challenges, even a ripple is worth watching.

Statewide Trends: Prices Keep Climbing, Listings on the Rise
One of the biggest takeaways? Home prices are still on the move—upward, that is. The statewide median sales price hit $399,000, a 7.3% jump from last January. That’s an increase of more than $27,000 in just a year. If you’re a homeowner thinking about selling, that’s some good news. If you’re a buyer, well… let’s just say, the best time to buy was yesterday. The second-best time? Before prices climb even higher.

Meanwhile, there’s more inventory to choose from—16,990 active listings at the end of January, which is a 22.2% increase compared to last year. This boost in supply is a welcome change, but before buyers start thinking they can casually browse the market for months, keep in mind that some properties are still flying off the shelves, while others are collecting dust.
Buyers vs. Sellers: A Tale of Two Markets
The market in Virginia right now is like a dinner party with two very different types of guests.
• Some homes are the life of the party—priced well, in great condition, and attracting multiple offers within days. If you blink, you’ll miss them.
• Others? Well, they’re sitting in the corner hoping someone will come talk to them. Overpriced homes or those in need of work are lingering much longer, as buyers remain picky.
Smart sellers are pricing realistically and reaping the rewards. Others are missing the boat—still clinging to last year’s prices and wondering why their house is stuck on the market.
What to Expect in 2025
Looking ahead, a few things will shape Virginia’s housing market:
• More inventory is likely to continue hitting the market, thanks to pent-up demand and move-up buyers looking for their next home.
• Interest rates are expected to drop (eventually), but let’s be real—their path will probably be as bumpy as a Williamsburg cobblestone street.
• Affordability remains a challenge, especially for first-time buyers, as home prices continue to rise faster than most of us can save.
Real Estate is Local—Here’s What’s Happening in Our Market
While this report covers statewide trends, real estate is local. I regularly track Williamsburg, James City County, and surrounding markets to help buyers and sellers understand what’s really happening on the ground.
Right now, we’re seeing a mix of fast sales and long sit times. Well-priced homes in desirable areas? Gone in a flash. But overpriced homes? They’re sitting longer than a leftover casserole no one wants. If you’re thinking of selling, pricing strategically is key.
