The Wellington neighborhood offers quiet wooded surroundings with plenty of open green-space. A Master Planned Community , Wellington Estates has a playground ,beautiful clubhouse, community swimming pool and the sparkling waters of Lake Nice a 14 acre private lake for residents. Kids in Wellington can join the Wellington Gators summer swim team.
The active homeowner association has many social events throughout the year.
The community was developed by Eastern American who along with Wayne Harbin Builder and Marquee Homes built most of the homes in the first section of Wellington. Most lots are 0.30 to 0.50 acres on gentle slopes. The majority of homes are between 2,000 and 4,000 square feet in size. Most include garages and decks.
In 2012 the Windsor Ridge at Wellington section was developed and built by Ryan Homes. Construction by Ryan Homes was completed in 2017.
This follows similar trends in Greensprings West, Fenwick Hills and The Settlement at Powhatan Creek where the builder was able to negotiate steep lot discounts in return for taking the remaining lots in those subdivisions.
The community is located on approximately 175 acres, and contains around 260 homes.
Homes were built from 2002-2017. The monthly home owner fee in Wellington is a very reasonable $70 . It covers all common Area Maintenance ( entrances, playgrounds, park areas ), Use of the Pool, Clubhouse , Playground and maintenance/ upkeep of those facilities.
Wellington offers everything today’s buyers have been looking for: Fantastic location, great prices, lake front home sites ,some homes include walk out basements and first floor owner’s suites! Located just minutes from I-64 on Rochambeau Drive, homeowner’s will absolutely love Wellington’s gorgeous wooded setting while being just minutes from fantastic shopping, dining and quick travel!

Schools: Wellington kids attend Williamsburg-James City County schools. This includes Stonehouse Elementary, Toano Middle and Warhill High.
Commuting: Just five minutes from I-64, the Wellington community is especially convenient for commuters. Richmond is an easy 45-minute drive, and Fort Eustis is just 35 minutes away. Shopping and dining are close as well, with a major shopping center less than 15 minutes away.
