Williamsburg Area Real Estate Market Update – July 2025
The Williamsburg Area Association of REALTORS® (WAAR) has released its latest market report, and the numbers tell an interesting story for buyers and sellers across our region. While sales activity overall is trending upward, the local picture varies widely depending on the jurisdiction.
Market Activity by Area
Across the WAAR footprint, total sales rose 4.2% year-over-year, with 321 homes sold in July 2025 compared to 308 in July 2024.
James City County saw a modest decline of -4.4% with 137 sales. York County was down -18.6%, showing a slowdown compared to last summer. Williamsburg City posted the sharpest drop at -58.8%, though this is partly due to its much smaller housing stock and fewer transactions overall. On the positive side, New Kent County surged +31.7%, while Charles City County rose +20%, proving that buyers are increasingly looking beyond Williamsburg for more space and value.
Total Market Overview
Several key metrics stand out when we compare this July to last year:
Sales: Up 4.2%, with 321 closings. Pending Sales: Rose 16%, a leading indicator that momentum is continuing. New Listings: Up 20.3%, bringing some much-needed inventory. Average Sales Price: Climbed 10.7% to $543,278, with the median price at $469,000. Price Per Square Foot: Increased from $211 to $226. Sold Dollar Volume: Jumped 12.1% to $174.4 million.
One of the most significant changes is on the supply side. Active listings rose 57% year-over-year (978 vs. 623), which pushed months of supply up from 2.3 to 3.7 months. While still technically a seller’s market, the shift indicates that buyers now have more options than they did a year ago.
Homes are also taking a bit longer to sell, with average days on market rising from 23 to 29.
Market by Price Range
The most active segment in July 2025 was the $400,000–$500,000 range, with 81 sales, followed closely by the $500,000–$600,000 bracket at 70 sales. Luxury homes ($700,000+) also saw a healthy increase, climbing from 39 to 46 sales year-over-year.
This distribution reflects both the rising prices in the market and strong buyer demand in the mid-to-upper tiers.
Following My Market Updates
If you follow my postings, you’ll notice that I share a variety of sales reports throughout the year. Each one comes from different REALTOR® associations across Virginia.
This particular update comes from the Williamsburg MLS (WAAR), but I also post regular updates from:
The Central Virginia MLS (covering the Richmond metro area), and The Real Estate Information Network (REIN), which encompasses all of the Southside regions of Virginia including Virginia Beach, Norfolk, Chesapeake, Suffolk, Isle of Wight, York County/Yorktown, Poquoson, Newport News, and Hampton.
Together, these reports provide a broader view of how our regional market trends are shifting and how Williamsburg fits into the larger picture.
What This Means for Buyers and Sellers
For sellers, rising prices and strong demand remain encouraging, but the increase in listings means you’ll need to price strategically and present your home in its best light to stand out.
For buyers, more inventory and slightly longer days on market mean opportunities are improving. While competition remains, the pressure has eased compared to the frenzy of the last few years.
