Williamsburg Area Real Estate Market Recap: December 2025
The final numbers for 2025 are in, and the December data from the Williamsburg Area Association of REALTORS® (WAAR) reveals a market that is far from quiet. While many expected a seasonal cooldown, we saw significant jumps in both activity and pricing across the Historic Triangle.

Whether you are a local homeowner curious about your equity or a buyer trying to time your move, here is exactly what happened in the Williamsburg area real estate market this past December.
Total Market Overview: The Big Picture
Across the entire WAAR footprint, December showed a robust 11.1% increase in sales compared to last year, with 270 closed transactions. Even more telling is the 23.2% surge in pending sales, signaling that buyer demand remained aggressive right through the holiday season.

The most striking figure is the 18.5% jump in the median sales price, which officially crossed the half-million mark to land at $503,750. While inventory is up significantly (+48%), the “Months of Supply” remains low at 2.9 months, meaning we are still firmly in a seller’s market.
The Single-Family Detached Market
Single-family homes continue to be the primary driver of our local economy. Sales in this category rose 15.3%, with 218 homes finding new owners in December.
• Pricing Trends: The average sales price for a detached home hit $558,311, a 8.7% increase year-over-year.
• Speed of Sale: Homes are staying on the market slightly longer than the “blink-and-you-miss-it” pace of recent years. The Median Days on Market rose from 18 to 28 days.
• Negotiation Power: Sellers are still getting very close to their asking price, with an Average Sold-to-Ask ratio of 99.2%.
Market Activity by Price Range
Where is the most action happening? The $300k to $400k and $500k to $600k brackets were the busiest in December, with 52 and 48 sales respectively. Notably, the luxury segment (over $700k) saw a significant boost, with 49 sales compared to just 29 in December of the previous year.
A Closer Look at Our Local Jurisdictions
Not every neighborhood is moving at the same speed. Here is how our specific counties performed this December:
• James City County: Remained the powerhouse of the region with 105 sales and a median sales price of $530,000 (up 20.9%).
• City of Williamsburg: Saw a massive 80% increase in sales volume (27 sales vs 15 last year), though the median price stayed relatively stable at $410,000.
• York County: Experienced a 14.5% rise in sales, with the median price climbing to $498,100.
• New Kent County: Prices surged here as well, with the median sales price jumping 20% to $480,000.
• Charles City County: A smaller sample size, but it saw a significant 28.3% increase in average sales price year-to-date.
What Does This Mean for You?
For Sellers: You have more competition now with the increase in active listings, but prices are at historic highs. Strategy is everything—pricing your home correctly and ensuring it is “show-ready” is the difference between selling in 10 days or 60.
For Buyers: While prices are higher, the increase in inventory (now at 2.9 months of supply) gives you more options and slightly more breathing room to breathe during the inspection and negotiation phases than you had a year ago.
