As Baby Boomers and Gen-X members near retirement and an empty nest, they are increasingly seeking housing to match their changing lifestyle.
A demand for age-restricted communities by these groups—which represent more than 30 percent of the housing market—is growing nationwide, and the Williamsburg region is no exception.
Mid Atlantic Land Management LLC has received approval to develop The Woods of King’s Creek, a 213 unit 55+ Active Adult development on a parcel adjacent to the Kings Creek Timeshare development in the upper part of York County. The project was approved by the York County Board of Supervisors on March 20, 2018.
The property is located at 2000 Springfield Rd. adjacent to the Kings Creek timeshare development and right around the corner from the Marquis retail center. The community will be accessed via Tranquility Drive through the Kings Creek plantation resort.
The parcel was originally approved for timeshare development in 1997. But was never developed by Kings Creek.
Infrastructure construction has started and home sales should start in early 2023.
The Woods of King’s Creek will consist of a mix of single-family detached houses, duplexes, and triplexes. The builder will offer seven different one-level-living floorplans with flexibility for buyers to tailor their home to individual preferences. Over 50% of the property will be left as green space. The 79-acre parcel will have 155 detached and 58 attached duplex or triplex homes when complete.
The Woods of King’s Creek community will offer different price points to attract a broad range of 55+ senior buyers. The development will consist of a mixture of single-family detached homes, duplexes
The parcel enjoys beautiful wooded views in a secluded setting that is close to shopping, healthcare, the Colonial Parkway, and Interstate 64. The developer feels these attributes make the property ideal for an age restricted 55+ plan residential community. They feel that it offers the following advantages to York County:
- Provides an opportunity for seniors to remain in the county in a master-planned community design for their housing needs.
- The community is projected to generate an excess of $500,000 in net revenues to the county annually upon project completion.
- The project will have no impact on the county school system.
- The development will provide 213 new households with discretionary purchasing power that can help support the nearby underperforming Marquis retail center.
- Senior communities such as this generate considerably fewer vehicle trips per household, per day then either standard residential development or timeshare resort development.
- The private roadway system within the community will not necessitate public road maintenance expenditures.
Roads within the community will be private roads. The clubhouse will feature a generous Gathering Room with fireplace, large multi-use Fitness Center, Chef’s Kitchen with Bar Seating, Billiards Room, Game and Club Rooms, and more. Outside you will find expansive Patio Areas and Pergolas to meet your neighbors to relax and enjoy. A large Outdoor Grilling area to wow your friends with your skills. An outdoor Fire Pit that extends summer into fall for fun evening gatherings.
