šŸ” THE WILLIAMSBURG REAL ESTATE MARKET IS TALKING… AND THESE NUMBERS ARE WORTH A LOOK.

We just reviewed 162 Williamsburg-area home sales that closed in June, and there are some pretty eye-opening numbers:

šŸ”„ 41 homes sold OVER asking — 25.31%
šŸŽÆ 59 sold AT asking — 36.42%
ā¬‡ļø 62 sold BELOW asking — 38.27%

That means more than 61% of the homes sold in June closed at or above asking price.

Homes selling over asking averaged about $12,284 ABOVE list price. Competition was especially strong in the $400,000–$699,999 price ranges, where roughly one-third to nearly half of the sales sold above asking.

On the flip side, homes selling below asking averaged nearly $27,000 UNDER list price.

šŸ“Š That’s a huge swing — and it tells a story.

The Williamsburg market isn’t dead. It isn’t crashing. But it also isn’t a market where you can simply put a sign in the yard and expect five offers.

It’s a selective market.

And here’s another number that I’m pretty proud to share…

šŸ’š ** Liz Moore & Associates currently commands 24.7% of the total Williamsburg-area sales volume shown in our market data.**

That’s nearly ONE OUT OF EVERY FOUR DOLLARS in local residential real estate sales volume represented on the chart — and well ahead of the next brokerage by market share.

For some perspective, Liz Moore & Associates opened its Williamsburg office in 2005 and has grown into the area’s #1 market-share brokerage.

Why does that matter to a buyer or seller?

Because market knowledge matters. Exposure matters. Agent-to-agent relationships matter. And having a company involved in a significant share of the local market gives our clients a powerful perspective on what buyers are doing right now.

The numbers are clear: homes that are priced correctly, prepared properly and marketed aggressively are still getting attention — and in many cases, buyers are competing for them.

The homes that miss the mark? Buyers have more choices today, and they are much less forgiving. Recent regional reporting has likewise pointed to growing listing inventory and more options for buyers.

Every home has a story. The key is making sure the market hears the right one — at the right price.

Thinking about selling? I can show you exactly what buyers are doing in your neighborhood and your price range.
