105 Addingtons: Classic Architecture, Thoughtful Updates and a Wonderful Ford’s Colony Setting
Every Home Has a Story
I have always believed that every home has a story.
Online listings can tell you the number of bedrooms, the square footage and the age of a home—but they rarely explain what it feels like to live there. They do not tell you where the morning light falls, how neighbors become friends or when a house truly begins to feel like home.

That is why I created my “Every Home Has a Story” series. By spending time with the owners and learning what they have loved about their homes, I can share details that photographs, floor plans and property descriptions alone cannot convey.
The story of 105 Addingtons is about classic architecture, thoughtful improvements, gracious spaces and a welcoming neighborhood within one of Williamsburg’s best-known communities.
How We Met
Even before Kimberly and Harvey Gray relocated from Missouri to Williamsburg in 2021, they were following my website and reading my articles about Williamsburg-area homes and neighborhoods.
At the time, they were already working with another Realtor who assisted them with the purchase of their Ford’s Colony home. When they eventually began thinking about “right-sizing,” however, they reached out to me.
“We agreed that John was the only real estate agent we wanted to work with for this,” Kimberly says. “We knew from his website that John is not only a Realtor, but also a longtime member of the community who is motivated to help his clients make the best decisions for their individual circumstances.”
She continued:
“Whenever we talk to John, I always come away feeling that he is more interested in what is right for us than simply listing our house. That is something we truly appreciate.”
I appreciate those words because they capture exactly what I try to accomplish. Selling a home is an important financial decision, but it is also a personal one. My job is to help my clients understand their options and make the decision that is right for their next chapter.
The Draw of Ford’s Colony
For more than three decades, Ford’s Colony has been one of Williamsburg’s most recognizable residential communities. The approximately 3,200-acre gated community is known for its attractive streetscapes, varied architecture, extensive recreational opportunities and collection of smaller neighborhoods.
Residents have access to miles of walking and biking paths, two community pools, tennis and pickleball courts, playgrounds, recreational fields and numerous social clubs and activities. The community is also home to the independently operated Ford’s Colony Country Club, with three 18-hole golf courses and additional club amenities available through separate membership.
Whether your interests include golf, gardening, theater, cards, fitness, books, cars or simply meeting new neighbors, there are plenty of ways to become involved.

Five years ago, when Kimberly received an alert that a home in Ford’s Colony had just been listed as “coming soon,” she was immediately interested.
“There was so little inventory at the time,” she recalls. “When we saw that this home appeared to have everything we wanted, we made an offer sight unseen.”
Knowing They Had Found “The One”
Although they made their offer remotely, Kimberly and Harvey flew to Virginia and toured the property shortly afterward. Once they saw it in person, they knew they had made the right choice.
“The classic Cape Cod architecture appealed to us immediately,” Kimberly says. “We were also impressed by the full-brick construction, open floor plan and quality of construction, both inside and out.”
This is not the compact, strictly symmetrical floor plan people sometimes associate with traditional Cape Cod homes. Natural light fills the two-story foyer, while the interior layout creates an easy connection among the primary living spaces.
The first-floor primary suite was especially appealing. Pella windows, Brazilian cherry hardwood flooring, extensive built-ins and a generous kitchen added to the home’s character and quality.
The property’s location near the Manchester Gate was another meaningful advantage. Ford’s Colony is a large community with several entrances, so convenient gate access can make everyday travel much easier.
“This home checked all of our boxes,” Kimberly says.

Spacious, Gracious and Welcoming
Situated on a wooded cul-de-sac, this approximately 3,243-square-foot custom-built home makes a memorable first impression. Mature trees, established landscaping and a lush lawn create an attractive setting around its classic brick exterior.
Inside, the two-story foyer is flanked by a private study and a formal dining room.
The study includes pocket doors that can be closed for privacy and built-in bookcases along two walls. For someone who works from home, reads extensively or simply wants a quiet retreat, it is an especially useful and appealing room.
“The study gives me complete privacy for working remotely,” Kimberly says.
Across the foyer, the formal dining room features crown molding, chair rail and a rich color palette influenced by Williamsburg’s Colonial character.
Throughout the house, the Grays have complemented the home’s original architecture with blues, greens and warm gold tones. Brushed-nickel door levers, coordinating hinges and carefully selected light fixtures provide subtle, cohesive updates.

A Kitchen Designed for People Who Love to Cook
The kitchen and family room extend across the back of the home, creating an inviting everyday living and entertaining space.
The updated kitchen features white wood cabinetry, granite countertops and a coordinating backsplash. A Wolf gas range and Bosch dishwasher are among the upgraded appliances, while Kohler fixtures and an updated sink complete the workspace.
A sunny breakfast area connects the kitchen to the family room, making it easy for family members and guests to remain part of the conversation.
The adjoining family room features additional built-in cabinetry surrounding a gas fireplace. Three sets of French doors and accompanying windows provide expansive backyard views and access to the three-season porch.
For Kimberly, the Wolf range has been a particularly welcome addition.
“The new Wolf gas range has made it a joy for me to cook,” she says.

An Easy Connection to the Outdoors
The three-season porch is one of the home’s most enjoyable gathering spaces. Its ceiling is painted a soft robin’s-egg blue, often known as “haint blue”—a color with deep roots in Southern architecture and folklore that also creates the visual feeling of an open sky.
Beyond the porch, a deck provides another place to appreciate the wooded surroundings. It is equally suited to morning coffee, quiet reading or a glass of wine as the day winds down.
The French doors and windows across the back of the home help bring the landscape into the primary living spaces, creating a comfortable relationship between indoors and out.

A Private First-Floor Primary Suite
The spacious first-floor primary bedroom is tucked away from the home’s main gathering areas. Triple windows bring in natural light, while the soothing color palette reinforces the room’s restful character.
The renovated en suite bathroom includes a freestanding soaking tub, an open walk-in shower, double vanity, updated granite countertop, Kohler sinks and fixtures, new tile, pendant lighting and an enclosed water closet. Two generous closets provide excellent storage.
It is a comfortable and private retreat at the end of the day—and the first-floor location offers flexibility for buyers thinking about long-term living.

Flexible Second-Floor Living
Upstairs, the home offers two generously sized bedrooms and a renovated full bathroom. The bathroom includes an updated countertop, Kohler sink and coordinating fixtures.
A large bonus room provides valuable flexibility. Depending on the needs of the next owner, it could become a media room, craft room, exercise space, playroom, second office or occasional guest space.
The second level also includes a walk-in attic with substantial storage, reached by a separate staircase. It is the kind of practical feature that is easily overlooked until you realize how useful it can be.
Recent carpeting gives the entire upper level a fresh and comfortable feel.

Floor Plan
A floor plan is one of the best ways to understand how the rooms connect and how naturally the house can accommodate everyday living, entertaining, working from home and overnight guests.

Making the Home Their Own
After moving in, Kimberly and Harvey began improving the property while preserving the architectural details and quality materials that initially attracted them.
Outside, they removed trees that had obscured the house from the street and replaced the original lawn with thick, low-maintenance zoysia grass. The result is improved curb appeal and a more open view of the home’s handsome brick exterior.

Inside, the kitchen was brightened with white cabinetry, granite surfaces, an updated sink, Kohler fixtures, a Bosch dishwasher and the Wolf gas range. The Brazilian cherry hardwood flooring was retained as one of the home’s defining original features.
The primary bathroom underwent a substantial transformation. The original bathtub was replaced with a freestanding soaking tub, and the room was enhanced with an open shower, updated tile, granite, pendant lighting and new Kohler sinks and fixtures.
The remaining bathrooms and laundry room also received updated countertops, sinks and faucets. All of the home’s toilets were replaced with Toto models.
The Grays addressed major mechanical systems as well. The upstairs HVAC furnace and condenser were replaced with Trane equipment, and a new water heater was installed and relocated from the attic to the garage area.
These improvements may not all be immediately visible in photographs, but they contribute significantly to the home’s comfort, function and long-term appeal.

The Thanksgiving That Made It Home
A house often becomes a home because of the people gathered inside it.
For their first Thanksgiving in Williamsburg, Kimberly and Harvey welcomed family members from Richmond whom they had not seen in some time. They also invited a new friend who otherwise would have spent the holiday alone.
“I roasted a gigantic turkey and prepared a table full of sides and pies,” Kimberly recalls. “Being able to host a holiday for family and friends was the day this house became our home.”
With its connected kitchen, breakfast area, family room, dining room and porch, the home is particularly well suited to bringing people together without making anyone feel separated from the activity.
A Neighborhood Within the Neighborhood
One of the qualities people sometimes overlook about Ford’s Colony is that this very large community is actually composed of many smaller neighborhoods.
Addingtons and the adjoining portion of Huntercombe create an intimate circle of approximately a dozen homes. For Kimberly and Harvey, the neighbors became an important part of their experience.
“Someone is always hosting a neighborhood get-together,” Kimberly says. “We also have smaller gatherings with three or four of our closest neighbors, with wonderful food and cocktails.”
One of her favorite memories is of a holiday gathering attended by families with young children, middle-aged couples, retirees and longtime residents.
“The host played the piano, and all of us sang along—the musically talented and the tone-deaf,” she says. “I have felt more a part of a community here on Addingtons than in any other neighborhood where I have lived.”
Walking Trails, Wildlife and Everyday Enjoyment
Another advantage of 105 Addingtons is its convenient access to Ford’s Colony’s walking trails.
“We often walk in the evening as the sun is setting,” Kimberly says. “We see deer, owls, hawks, ducks and herons along the way.”
Those evening walks have become part of the rhythm of their life in the community: a chance to enjoy the natural surroundings, visit with neighbors and unwind at the end of the day.
There is even the occasional surprise. One morning, a neighbor reported seeing three young pigs in her backyard. They had apparently escaped from a nearby farm and were quickly rounded up and returned home—proof that life in Ford’s Colony can still produce an unexpected story.

The Next Chapter
Kimberly and Harvey originally thought this would be their forever home. With their son Michael preparing to graduate from William & Mary, however, they realized that the house might be more space than two future empty nesters need.
Their plan is to find a smaller home while remaining in Ford’s Colony, allowing them to continue enjoying the community and relationships that have exceeded their expectations.
“We will miss the wonderful neighbors on our cul-de-sac who welcomed us soon after we moved in,” Kimberly says. “But we look forward to finding a home that feels just right for the two of us while continuing to enjoy the community.”
Their decision to remain in Ford’s Colony may be the strongest endorsement they could give it.
A Convenient Williamsburg Location
Ford’s Colony offers a private, wooded setting while remaining convenient to everyday services and many of the Williamsburg area’s best-known destinations.
Colonial Williamsburg, William & Mary, New Town, High Street, shopping, dining and medical services are all within an easy drive. Interstate 64 provides access toward Richmond to the west and Newport News, Norfolk and Virginia Beach to the east.
The Williamsburg Transportation Center and Amtrak station have been especially valuable to the Grays.
“We have taken the Northeast Regional to Washington, D.C., Baltimore, Philadelphia and New York for both business and pleasure,” Kimberly says. “We have found the train far more convenient than flying.”
Beyond convenience, Williamsburg offers a richness of history and tradition that continues to make living here memorable.
“There really is nowhere else where you can experience history quite like this,” Kimberly says.
