110 Rustic Run in Williamsburg’s Arbordale Community: A Rare Opportunity for Flexible Living and Effortless Lifestyle

Every Home Has a Story

By John Womeldorf, A.K.A. Mr. Williamsburg
Coming Soon | Offered at $495,000

After more than two decades selling homes throughout Williamsburg and Hampton Roads, I’ve come to understand something that online listings can’t fully capture:

Every home has a story.

Not just how many bedrooms it has.
Not just what the countertops are made of.
Not just how many square feet it offers.

Homes are filled with lived moments — late-night conversations on the deck, holidays around the dining table, first steps across the living room floor, friendships formed in the driveway and at the neighborhood pool.

That’s why I created my “Every Home Has a Story” series.

And 110 Rustic Run has a beautiful story to tell.

How We Met

When Lieutenant Colonel William “Jake” Turner and his wife, Elizabeth, learned they were relocating to Williamsburg from Fort Riley, Kansas, Elizabeth did what so many thoughtful military spouses do — she began researching the area.

“I don’t think I even realized that John was a Realtor at first,” she says with a smile. “I was just researching Williamsburg — the lifestyle, schools, neighborhoods — and I kept landing on his website.”

She had discovered MrWilliamsburg.com long before she knew I’d eventually help them purchase their home.

That was in 2022.

Less than four years later, as they prepare for their next assignment, I’m honored to represent them once again — this time helping their home transition into its next chapter.

Love at First Sight — Even Through a Screen

In the spring of 2022, the real estate market was moving quickly. Homes were selling almost as soon as they were listed.

“Houses were flying off the market,” Elizabeth remembers. “We were nervous that if we waited to fly in, it would already be gone.”

So they toured 110 Rustic Run via FaceTime.

From the first glance at the curb, they knew it was special.

The craftsman-style ranch sits beautifully on a manicured 6,970-square-foot lot, with double gable rooflines and an exterior blend of brick, vinyl, and cedar shake that gives it both warmth and architectural character.

But what truly sold them wasn’t just the exterior.

It was the layout.

And then — the basement.

A Basement That Changes Everything

Walk-out basements are rare in Williamsburg.

Our topography simply doesn’t allow for them in most neighborhoods. That’s what makes this one so unique.

The full basement mirrors the footprint of the main level — offering more than 1,500 additional square feet of space.

And because it’s a walk-out, it doesn’t feel like a typical basement. Natural light filters in. There is direct access to the backyard and pond. It feels like lower-level living, not storage tucked underground.

“I think the basement appealed to me most,” Jake says. “It’s great for storage now, but since it’s a walk-out, you could easily turn it into living space.”

The plumbing is already in place for a bathroom.

For a future owner, that opens up incredible possibilities:

  • Add two additional bedrooms
  • Create a guest suite
  • Design a full recreation space
  • Build a home gym
  • Establish a dedicated home office wing
  • Finish it gradually over time
  • Or simply enjoy 1,500+ square feet of organized storage

In practical terms, this home has the potential to nearly double in finished square footage without the expense of building an addition.

That kind of flexibility is rare — and valuable.

Main-Level Living Done Right

Upstairs, the home offers over 1,530 square feet of thoughtfully designed, open-concept living.

Natural light pours through the windows throughout the day, enhancing the neutral finishes and warm tones.

The living room is anchored by a gas fireplace — a cozy focal point for quiet evenings or larger gatherings.

“This house is great for entertaining,” Jake says. “We’ve hosted Thanksgiving, baby showers, and parties with 30 people — and it never feels cramped.”

Luxury vinyl plank flooring runs throughout the main living areas, providing durability and modern style.

The Kitchen: Warm, Functional, and Inviting

The kitchen is truly the heart of the home.

With espresso cabinetry, granite countertops, stainless steel appliances, recessed lighting, and a large island offering abundant storage and seating, it balances elegance with everyday practicality.

“I didn’t think I’d love the darker cabinetry,” Elizabeth says. “But now I don’t think I could ever go back to white.”

From weekday dinners to holiday spreads, this space has supported both everyday life and milestone celebrations.

Thoughtful Bedroom Layout

The primary suite is privately situated just off the dining area and includes:

  • A spacious en suite bath
  • Coordinated cabinetry and fixtures
  • A dedicated laundry room nearby

At the opposite end of the home are two additional bedrooms and a full bath — ideal for guests, a nursery, or a home office.

Each bedroom includes its own ceiling fan, and the consistent finishes throughout create a cohesive and polished feel.

Outdoor Living and Peaceful Evenings

Sliding doors open to the rear deck overlooking a tranquil pond.

“This is where we unwind,” Jake says. “We sit out there and solve the world’s problems. Watching the deer, ducks, and geese — it’s peaceful.”

It’s not uncommon to see wildlife passing through. The setting feels tucked away, yet it remains minutes from everything Williamsburg offers.

A Rare Combination of Amenities and Maintenance-Free Living

What truly makes Arbordale stand out — beyond the individual home — is the lifestyle.

Very few Williamsburg-area neighborhoods offer:

  • Professional lawn maintenance
  • Full landscaping services
  • Community pool
  • Clubhouse
  • Walking trails
  • Trash and recycling services

Most communities might offer one or two of these.

Arbordale offers all of them.

With the HOA currently at $184 per month, homeowners enjoy a genuine low-maintenance lifestyle.

No mowing.
No coordinating landscapers.
No weekend yard work.

“With our schedules, that’s been huge,” Elizabeth says. “It’s allowed us to just enjoy living here.”

Arbordale is a well-established Williamsburg neighborhood known for its quiet streets, convenient location, and strong sense of community. It’s close to shopping, dining, and major routes while still feeling tucked away and residential. Location and Schools

Although Arbordale has a Williamsburg address, it is located in York County — one of the region’s most sought-after school districts.

Zoned schools include:

  • Waller Mill Elementary
  • Queens Lake Middle
  • Bruton High School

Residents enjoy proximity to Colonial Williamsburg, shopping, dining, major highways, and easy access to Richmond, the coast, and beyond.

Bittersweet Goodbyes

Jake currently serves as ROTC instructor and Department Chair at the University of Richmond. Soon, the family will relocate to Austin, Texas.

“This has been one of our best assignments,” Jake reflects. “The people, the history, the opportunities — it’s been incredible.”

“We really love it here,” Elizabeth adds.

Their son Liam, born during their time here, will always be their “Virginian.”

Why I Tell These Stories

I don’t write these stories to sell homes faster.

I write them because homes deserve context.

When someone entrusts me with their property, they’re trusting me with years of memories and meaning. My job isn’t just to market square footage — it’s to connect the next owner to what’s possible.

110 Rustic Run isn’t just a ranch home with a basement.

It’s a flexible, future-ready property in one of Williamsburg’s most well-rounded communities.

And it’s ready for its next story.
