125 Pine Valley: Fords Colony property checks all the boxes! FOR SALE

Every home has a story

John Womeldorf knows that every home has a story. As an experienced realtor with a
deep love for Williamsburg, John looks beyond the basic features of the homes he sells.
In his “Every Home Has a Story” series, John introduces potential buyers to the aspects
of a home that they can’t see by viewing it online or attending a showing. By
interviewing the sellers and writing about what makes each home so special, John
hopes his clients go from trying to see themselves living in an unfamiliar house to
envisioning their family moving into their dream home.

How we met

Kate and Christopher Martucci relocated to Williamsburg from Maine in February 2022. When the family decided to move to Williamsburg, they did their research to choose a top real estate agent. When they found John Womeldorf (aka “Mr. Williamsburg” for a reason!) online, he helped them launch their search remotely from Maine.

They landed in Fords Colony, and Kate says they were delighted at every turn. As they launched their search for a home, they quickly learned that Ford’s Colony Williamsburg has set the standard for gracious private community living – for over three decades. The 3,000-acre gated golf community offers a variety of neighborhoods (spoiler alert: the Martucci’s think theirs is the best!), a complete range of country club
amenities, and a reputation for excellence.

“We have bought and sold a lot of houses,” Kate says with a laugh. “In fact, we’re kind of serial movers! I think this is our 12 th house. “Typically, when we buy a property, we go into it thinking that we’re going to need to upgrade something. When John told us this was a super clean home, he wasn’t kidding.”

From the start, the Martucci’s were clear about their wish list: a fenced yard for their dog
and a lot that afforded privacy. And a finished basement. “We had no idea how rare basements are in this area! But this home has a full basement walkout with an in-law apartment.”

First Impressions

125 Pine Valley is conveniently located on a quiet cul-de-sac near the News Road gate.

As you drive down the driveway toward the side-loading two-car garage, the front sidewalk gently curves, beckoning toward the main entrance. Flanked by sidelights, the front door features a gorgeous elliptical transom. Indeed, architectural details like transom over the front and interior doorways make a stunning statement throughout, while the beautiful hardwood floors and French doors lend an unmistakable warmth.

“I love large windows and lots of light,” Kate says.

Walk inside and you’re sure to notice the quality throughout this lovingly maintained property. In addition to the elegant oak-stained floors and design accents throughout, this is a custom home. Walls are beautifully painted in muted colors, including neutrals and pastels.

The Martucci home has four bedrooms, 3.5 baths, and a fabulous bonus room upstairs which – with its generous closet space – could easily serve as a 5th bedroom.

Spacious and inviting

Situated on a private cul-de-sac, the home boasts 4,014 square feet and a nearly half-acre lot. Enter the home to find yourself in a foyer that flows elegantly in three directions.

To the left, a formal dining room is resplendent with custom woodwork including crown molding and wainscoting. Across the foyer is an ample-sized parlor that could be used as a formal living room or a home office. French doors lead into this inviting space, set off by its beautiful wood ceiling beams. Pass through another French door into the family room that has shiplap accents on two walls, and plantation shutters on the large windows that appear to invite the outdoors inside. A large gas-burning fireplace makes the space feel simultaneously bright and airy, yet warm and cozy.

The heart of most homes is the kitchen, and this one is a stunner. Even though the home was turnkey when the Martucci’s bought it, Kate thought that the kitchen needed some improvements.

“When we bought the house, the kitchen had a lot of wood and it seemed dark compared to the rest of the house,” she says. “So, we worked with Reico Kitchen & Bath to gut the kitchen and renovate it.”

New cabinets were installed and painted a soft white (not white, not cream) with just a hint of gray. Cabinets were topped with glass-front “cubbies,” perfect for prized collectables or décor. The center island, with storage on both sides, features solid surface white veined quartz whereas the other countertops make for a nice contrast in black honed granite which is deigned to be “less shiny” than typical granite. A gleaming tile backsplash completes the elegant, sleek look.

From gourmet gas stove with its dramatic range hood to refrigerator, all appliances are
high-end Thermador. One kitchen wall incorporates Kate’s penchant for wallpaper,
which has made a strong and steady comeback in recent years. “The wallpaper is peel-
and-stick so if anyone hates it, they can take it down easily, but I will tell you that
everyone who has seen it, loves it.”

The eat-in kitchen flows into another room, arguably one of the Martucci’s favorites: a
fabulous screened in porch which they affectionately call “the treehouse.”
“Our porch is open on three sides, so we get a nice breeze. It’s a beautiful spot,
and we’ll miss it. It really does feel like a treehouse!”

The second level of this stately home features a primary bedroom with a walk-in closet and en suite, three additional bedrooms, and laundry. Feel your body relax as you step into the primary bedroom which is generous in size and bathed in sunlight thanks to windows on two walls. This room also boasts a trayed ceiling and recessed lighting.

Unwind in the primary bathroom, perhaps with a bath in the oversized garden tub. With crisp white cabinetry and its tiled floors, this bathroom is elegantly simple and pleasing to the eye. A built-in cabinet with storage galore separates the “his and her” sinks and cabinets.

There are two other well-appointed bedrooms on this level, one of which includes a small sitting area, as well as an enormous bonus room, with its multiple closets. The lower (basement) level includes a 5th bedroom, full bath and spacious living space with access to the rear deck.

Follow the stone steps down to a backyard that is fenced, quite large and well-suited to entertaining. Featuring a firepit and exquisite landscaping, this space is a nature lovers paradise.

“We installed a shade garden, planted some shrubs and removed several trees,” Kate says. “When we moved here, there were no perennials, and very little bloom except for the front of the house.”

What’s not to love?

It’s hard to find anything that this classic home doesn’t have to offer. Large rooms, a floor plan that flows nicely, generous spaces for entertaining, both indoors and outdoors, an updated kitchen, the “tree house” and so much more.

Other upgrades including hardiplank siding and a new roof and gutters (2021). The hot water heater was replaced in 2024; HVAC in 2013.

“When I think back to what sold us on this home, I knew that we wanted a community that was walkable, a community that facilitated getting out – walking, biking, that kind of thing.”

With walking trails that meander throughout the whole development, residents enjoy lush, manicured greenspaces and pristine ponds that make the community feel like a large park. There’s even a nature trail.

“I like being outside,” Kate says. “I’m inside all day working because I work from home, so I enjoy getting outside and I walk for exercise. It’s gorgeous here and maintained beautifully.”

All this lovely home needs is a new family to move in, add their own creative flourishes, and enjoy all that this spectacular property and community has to offer.

Goodbyes are hard

The native New Englanders, who fell in love with Williamsburg (and their realtor), had every plan to retire here. As the old saying goes, however, the best-laid plans of mice and men often go awry and just two years later, the Martucci’s are selling the gracious home they fell in love with in 2022.

“A career opportunity has emerged,” Kate says. “So, we have decided to move back home to Maine. It wasn’t an easy decision because we have really enjoyed our time here. There’s so much to love here, from the history to the beauty of CW – especially at Christmastime.”

Come home to Fords Colony

The Martucci’s have found Fords Colony to be a fantastic neighborhood. “They do a lot of things here to bring people together, and there are a lot of options for people who want to avail themselves of those opportunities.” Plus, the people are just, well, nice.

“On our second day here, a neighbor came over with a bottle of wine,” Kate says. “She told me that we’d just moved into the friendliest neighborhood in Fords Colony, and she was right!”

At $570 a quarter (or $190 a month), the HOA dues are surprisingly affordable, considering all that they cover.

“This house checked every box on my list, so hopefully someone else will fall in love with it like we did.”
