203 Woodbine Drive: Cozy “cottage” in the Kingspoint community
Every Home has a Story
John Womeldorf knows that every home has a story. As an experienced realtor with a deep love for Williamsburg, John looks beyond the basic features of the homes he sells. In his “Every home has a story” series, John introduces potential buyers to the aspects of a home that they can’t see by viewing it online or attending a showing. By interviewing the sellers and writing about what makes each home so special, John hopes his clients go from trying to see themselves living in an unfamiliar house to envisioning their family moving into their dream home.

A Catch-22
Tim and Laurie McNemar absolutely love their home and the Williamsburg waterfront community of Kingspoint. “My parents lived in Williamsburg too,” Laurie says. “Both of them lived to be nearly 100, but they are gone now sowe’re making some changes.”
The McNemars moved to Williamsburg in 2011 when Tim’s employer, NASA, transferred them from the greater Washington, DC area to Hampton Roads. Since then, Tim has retired and Laurie, a violinist who enjoys performing locally with the Hampton Roads Philharmonic, says they agree that the time has come to start the next chapter.
“We have family near Atlanta,” Laurie says. “So, we’ve decided to move to Georgia.”
Laurie is a native Georgian, so the move will be an easy one but leaving their charming home and community? Not so easy.
“When we first saw this neighborhood, we fell in love with it,” Laurie says. “And I call this house a charming, cozy ranch. I always wanted a house that when you walk in the front door, it embraces you – and this one did. The home is so sweet and just the right size. We will miss it.”
How we met:
“Back in 2010 when we were planning to move to Williamsburg, we discovered John’s ‘Mr. Williamsburg’ website,” Laurie says. “We immediately connected with him.”
“I must say that John is so good at what he does! His ability to hear what you’re saying and translate it into the real estate language just really did it for us. Plus, he knows Williamsburg inside out and backwards too.”
The couple has owned a number of homes, including three here in Williamsburg, so they consider themselves pretty experienced, but they were amazed at John’s ability to quickly distill their vision and wish lists into neighborhoods and houses.
First Impressions of Kingspoint:
Nestled on College Creek and Halfway Creek in Williamsburg, Kingspoint is a quiet gem of a community. It has an “away from it all” vibe, yet the neighborhood is conveniently located just off the Colonial National Historic Parkway and Route 199 providing close proximity to Colonial Williamsburg and the College of William & Mary.

“Even though it feels so secluded and removed from the hustle and bustle, we are still within walking distance of the Colonial Parkway, and one hill away from Colonial Williamsburg,” Laurie says. “We are also surrounded by water on each side, with spurs or cul de sacs branching off of the main road. Since there’s one way in and one way out, we have felt very safe here.”
It is literally waterfront living without the cost.
“Our HOA is optional, but if you opt in, amenities include a large pool, a playground, clubhouse, tennis courts, pier/dock and boat launch. Kingspoint appeals to a wide variety of individuals and families.”
The McNemars have embraced their multi-generational neighborhood, and they have also enjoyed the energy of living in a college town.
“We love William & Mary! It’s such a lovely campus and we have adopted the W&M Tribe as our honorary team while we’ve been here. We’ve bought season tickets to their football games every year.”
A well-loved home
This charming ranch home has great curb appeal. Situated on a half-acre of professionally landscaped grounds, mature trees co-exist alongside younger red buds, shrubs and flowers, providing a park-like feel.

“Our neighborhood has a red bud tree initiative,” Laurie say. “So, most homeowners have planted Eastern red budtrees in their front yards. In the spring, the red buds all bloom at the same time and it’s just an explosion of color (lavender-pink).”
On approach to the property, an aggregate driveway leads to a gently curving sidewalk. To the left, brick pavers lead to a backyard accented by a lovely arbor and white-picket fence.

“The first thing you notice about this property is a great feeling of privacy and connection to nature,” Laurie says. “The lot is so beautiful and offers great privacy. The second thing is the cottage charm of a home all on one level.”
Pass through the double front doors into a center foyer that is accented with a solid slate floor. The 1,790 square foot home features three large bedrooms, each with hardwood floors and generous closets.
“There’s not a spit of carpet in the whole house,” Laurie says. “We had large, room-size rugs that we wanted to use here.”
Each room flows effortlessly into the next as oversized windows draw light into the home. Neutral décor gives a sense of warmth and nature, bringing the outdoors in. Architectural accents like chair rails and crown molding run the length of the main living spaces. The living room (which Laurie has used as a music room) and family room are both generous in size, and both feature built-in bookcases/display cases.

“The people that lived here before used that space as a living room, but I’m a musician so I dedicated the space to music.”
The room is accented at one end by a grand piano. At the other end, there are wooden built-in shelves that display an impressive array of Laurie’s blue and white Staffordshire and transferware. A spacious family room offers custom-built shelving and a wood burning fireplaceset off by an exposed brick wall. It’s the perfect place to gather or to unwind.

The large, farmhouse-style kitchen features butcher block counters, white wood cabinetry, up-to-date lighting fixturesand a spectacular custom island which the McNemars had installed.
“We liked the butcher block countertops,” Laurie says. “But we chose to add a custom island made from maple wood, stained and varnished. Then we selected a granite with leather finish to the top which is just fantastic.”
The kitchen also features stainless steel appliances, soft close white wooden cabinetry and porcelain tile flooring.Enjoy a casual meal at the custom-made island or go a step farther to dine in the formal dining room with sweeping views of the wooded backyard.

Each of the three bedrooms is generously proportioned and closets are ample, allowing for storage galore. The primary bedroom features an en suite bathroom which the McNemars also had remodeled.

Laurie says that the true showstopper, however, is the screened-in porch just off the kitchen.

“It’s a fabulous porch,” Laurie says. “In keeping with the nature theme, this porch was a real draw for us. We have eagles, owls, hawks, all sorts of birds here. We even have a pair of owls that talk to each other at night.”
The porch leads to a beautifully private multi-level backyard that features a brick patio, stepping down to a pebble walkway and a garden. There’s also functional outdoor space underneath the screened-in porch.

Other improvements and a fond farewell
Though they haven’t had to do much in the way of renovation, they did upgrade a few things to suit their own tastes. In addition to the kitchen island and primary bathroom remodeling, kitchen lighting was upgraded with canister and under-cabinet lighting added.
The McNemars will miss their home, their lovely neighbors and the quiet street on which their cozy cottage sits.
“Our little cul de sac here is the quietest place,” Laurie says. “And we have the nicest, most wonderful neighbors. Everyone is friendly, yet private too so we all respect each other’s privacy.”
