Developer presents plans for Ford’s Village retirement community

Frye Development submitted a conceptual plan to James City County’s Development Review Committee on Wednesday, April 22, 2020 for a parcel of land on News Road across from Ford’s Colony.

The developer plans to amend the plan previously called The Villages at Ford’s Colony.
They are seeking comments as it works on a proposed master plan for Ford’s village. Under the previously approved plan, no more than 596 independent dwelling units, 83 assisted living/memory care rooms and 60 skilled nursing rooms/beds were allowed on the site.
The current plan entails no more than 215 independent living homes and a mix of unit types. It also includes 230 units within a continuing care retirement community and a clubhouse with a pool.
The developer has previously redeveloped East Beach in the Ocean View section of Norfolk and the area surrounding the Cavalier Hotel in VA Beach.

Six different housing types are being considered at Ford’s Village including mews homes, townhomes, bungalows and multifamily “manor homes.” He said golf carts would be widely used in the community. The clubhouse would have a pool and pickleball courts.
Frye’s concept includes amendments from the original plan including narrower alleys to reduce vehicle speeds.
