A Client Journey: Finding the Perfect Home in Brandon Woods
When Nancy B first reached out to me, she was making pre-retirement plans and dreaming about returning to Williamsburg, where she attended William & Mary. Although her timeline was extended—she didn’t plan to buy until at least Fall 2024—Nancy was eager to get a feel for the market and explore her options. Her initial email reflected her thoughtfulness: she didn’t want to waste my time but sought guidance during her planned visit to Williamsburg.

Despite her extended timeline, we met in Fall 2023 at my office, where I provided a list of potential neighborhoods that might fit her vision. Nancy was looking for a home with a welcoming feel, ideally in a neighborhood where yard maintenance was handled by the association. At that point, she was open to both attached and detached homes.
Exploring Williamsburg: Nancy’s Reconnaissance
After our meeting, Nancy explored the neighborhoods I recommended and sent me detailed feedback about her evolving preferences:
• Top Contenders: Nancy fell in love with Brandon Woods for its mature trees, quality construction, and no-maintenance lifestyle. She also liked Powhatan Place, especially homes with lake views.
• Second-Tier Options: The Reserve, Powhatan Secondary, Williamsburg Commons, and several other neighborhoods were possibilities, but only under specific conditions, such as backing to woods.
• Eliminated Neighborhoods: Density was a significant factor for Nancy, and she ruled out several options, like The Promenade at John Tyler, Quarterpath, and Abbey Commons, which felt too packed or were too far from Williamsburg’s center.
Narrowing Down and Planning for the Future
As Nancy refined her search, she ultimately decided that Brandon Woods was her ideal neighborhood. Though she wasn’t ready to make a purchase right away, she carefully monitored listings, knowing homes in the area sold quickly. By October, she was preparing to finalize her decision and reached out for mortgage broker recommendations. Her plan was to buy a home in Brandon Woods, close on it before listing her Ohio house, and then use the proceeds to pay off most of her Virginia mortgage.
A Happy Ending in Brandon Woods
I’m thrilled to share that we found the perfect home for Nancy in Brandon Woods, and she closed on it this past Friday. Her thoughtful planning, clear vision, and patience paid off, and I’m excited to welcome her back to Williamsburg. Working with Nancy was a pleasure, and I’m happy to have helped make her dream a reality.
