Williamsburg Area Real Estate Market Surges in March 2026
The latest snapshot from the Williamsburg Area Association of REALTORS (WAAR) confirms what many of us on the ground have been feeling—the market is shifting in a meaningful way.
📊 The Headlines: More Homes, More Sales, Slower Pace
March 2026 brought a notable mix of momentum and balance:
- Home Sales: Up 19.7% year-over-year (286 homes sold vs. 239 last year)
- Inventory: Up 31%, with 888 active listings—a big jump in available homes
- Sold Volume: Reached $145.3 million, up 26% year-over-year
This is the kind of data we haven’t seen in a while—both supply and demand increasing at the same time.
🏡 Pricing Holding Steady
- Median Sales Price: $465,000
- That’s a modest 1.1% increase over last year
In other words, prices are still rising—but at a much more measured pace. We’re not seeing the aggressive spikes from the past few years.
⏱️ The Market Is Catching Its Breath
- Average Days on Market: 51 days (up 40%)
- Months of Supply: 3.2 months (up 26.3%)
This is where things get interesting.
Homes are taking longer to sell, and buyers now have more options. That doesn’t mean the market is soft—it means we’re moving toward a more balanced, sustainable environment.
💡 What This Means for Buyers and Sellers
For Buyers:
You finally have choices. Less pressure, more time to evaluate, and a better chance to negotiate.
For Sellers:
Pricing and presentation matter more than ever. The days of “list it and wait for multiple offers in 24 hours” aren’t guaranteed anymore—but well-prepared homes are still moving.
📍 My Take as a Local Agent
I’ve been saying this for a while now—when inventory rises, behavior changes.
Buyers get selective. Sellers need to be strategic.
And as I’ve seen over the years, especially here in Williamsburg, people tend to zero in on specific neighborhoods once they understand the area. When the right home hits the market—especially one with a first-floor primary bedroom, in a desirable location—it can still move very quickly.
🔍 Looking Ahead
If this trend continues, we’re heading into a market where:
- Buyers gain more leverage
- Sellers need sharper pricing strategies
- The “middle ground” between the two becomes the norm
And honestly—that’s a healthy market.
📣 Thinking About Buying or Selling?
If you’re wondering what your home might be worth in today’s changing market, keep in mind—automated valuations often miss the nuances that really drive value.
