Country Club Acres: New Homes Along the Williamsburg Golf Club
Country Club Acres is a new Stanley Martin Homes community scheduled to open in late 2026, with build-to-order single-family homes anticipated to start in the upper $500s.
Located at 100 Masters Lane beside the Williamsburg Golf Club in Upper York County, the community offers something increasingly difficult to find locally: new construction on generously sized homesites surrounded by mature trees, preserved open space, and an established golf course.

At least 20 homesites are expected to offer direct golf course frontage. Numerous other homesites will back to woods, natural buffers, or preserved open space, giving buyers several opportunities to enjoy additional privacy and attractive views.

Country Club Acres will include golf-course-frontage, wooded, and open-space homesites. The preliminary site plan also shows preserved green space and several neighborhood gathering areas.

A Community Designed Around Its Natural Setting
The preliminary site plan shows a neighborhood arranged along Masters Lane, Augusta Way, Hogan Court, and Jack’s Path. Rather than clearing the entire property, the plan preserves significant wooded areas and natural buffers among different sections of the community.
At least 20 homesites are planned along the Williamsburg Golf Club, offering golf course frontage and views across its rolling fairways. Quite a few additional lots back to mature woods, providing another appealing option for buyers who prioritize privacy and a natural backyard setting.
Buyers may be able to choose among:
- Golf-course-frontage homesites
- Homesites backing to mature woods
- Homesites adjoining preserved open space
- Cul-de-sac locations
- Interior neighborhood homesites
- Homesites that may accommodate walk-out basements
Homesite premiums, availability, grading, basement suitability, and the extent of individual views will vary. I can help buyers compare the advantages and potential tradeoffs of each location before making a selection.
Neighborhood Open Space and Gathering Areas
In addition to the golf course and wooded setting, the preliminary plan shows several small recreational and gathering areas distributed throughout the neighborhood.
Planned community features shown on the site plan include:
- A neighborhood playground
- A multipurpose recreational field
- A pavilion and picnic area
- Multiple smaller pavilion and grilling areas
- Preserved green spaces
- Natural wooded buffers
- A stormwater pond
These gathering areas are positioned in different sections of the community rather than being concentrated in a single location. This should make them convenient to residents while maintaining the neighborhood’s relaxed, open character.
Because the community remains under development, amenities and site-plan details should be considered preliminary and may change.
Homes Designed for the Way People Live Today
The available images show a varied collection of traditional and transitional home designs rather than a neighborhood where every house looks the same.
Exterior styles are expected to include combinations of:
- Traditional Williamsburg-inspired architecture
- Craftsman and transitional design elements
- One-level and two-story homes
- Covered front porches
- Brick and stone accents
- Horizontal and board-and-batten siding
- Decorative gables and dormers
- Two-car front-entry garages
- Multiple exterior color and elevation choices
Select ranch-style designs will provide the convenience of one-level living, including available main-level primary suites.
Two-story designs offer additional bedrooms and flexible living areas, with exterior choices that may include covered porches, brick accents, and traditional architectural details.

Representative elevations show a range of exterior styles and finishes. Final elevations, materials, colors, and architectural details will depend on the selected plan, homesite, and available options.
Inside, the homes are expected to feature open-concept layouts designed for everyday living and entertaining. Depending on the floorplan, buyers may find:
- Up to six bedrooms
- Main-level primary suites
- Home offices and flexible living spaces
- Chef-inspired kitchens
- Oversized kitchen islands
- Generous cabinetry and storage
- Open family and dining areas
- Recreation and media rooms
- Finished basement options
- Basement bedrooms and full bathrooms
- Home gym or hobby-room possibilities
- Indoor and outdoor entertaining spaces
- Designer-selected finishes
- Opportunities to personalize select features
The Importance of Choosing the Right Homesite
At Country Club Acres, the homesite may be just as important as the floorplan.
A golf-course-frontage lot may offer expansive views and a more open backyard setting. A wooded homesite may provide greater screening, shade, and privacy. Cul-de-sac lots can offer less passing traffic, while homesites with more pronounced topography may be particularly well suited for a walk-out basement.
I can help buyers evaluate:
- Golf course orientation and frontage
- Wooded versus open views
- Morning and afternoon sun exposure
- Backyard privacy
- Homesite slope and drainage
- Walk-out basement potential
- Proximity to gathering areas
- Road location and traffic patterns
- Potential homesite premiums
- Which floorplans can be built on each lot
The most desirable golf course, wooded, and basement-capable homesites may be selected early, making advance planning especially important.

A Little About Me
I’m John Womeldorf, although many people around town know me as Mr. Williamsburg. I’m a Virginia native with family roots in the Commonwealth dating back to the late 1700s, and I’ve spent more than 25 years helping people buy and sell homes throughout Williamsburg and the surrounding region.
I guess real estate, construction, and entrepreneurship are in my blood. My great-great-grandfather was a builder, developer, businessman, and entrepreneur in Rockbridge County, Virginia, during the 1890s. More than a century later, I’m still helping people find land, build homes, improve properties, and put down roots in Virginia.
I write these articles because I genuinely enjoy sharing what makes our neighborhoods interesting. Real estate isn’t just about bedrooms, bathrooms, and square footage—it’s about finding a place that fits the way you want to live. I try to share the useful details you won’t always find in a builder’s brochure or online listing.
When I’m not talking about real estate, I’m probably riding my bike, planning my next trip, looking for a great restaurant, spending time on the water, or listening to live music. I’ve cycled throughout the United States and Europe, traveled extensively, owned boats, hosted house concerts, and eaten my way through more places than I can count. Those experiences have taught me that where you live should support the things you enjoy—not simply provide a roof over your head.
I work as both a listing agent and a buyer’s agent. If you’re interested in new construction, I can help you compare floorplans, select the right homesite, understand builder options, coordinate inspections, and navigate construction and closing. Just contact me before visiting the sales center, since many builders require your agent to register you during your first visit.
If you’re looking for a resale home, I know the established neighborhoods throughout Williamsburg, York County, James City County, and beyond. And if you need to sell your current home, I’ll help you prepare, price, and market it properly—with a little more creativity and personal attention than simply putting a sign in the yard.
With Liz Moore & Associates offices in Williamsburg, Newport News, Virginia Beach, Kilmarnock and the Northern Neck, and Richmond and Chesterfield, I can also connect you with trusted local expertise throughout much of eastern and central Virginia.
Whether you’re buying, selling, relocating, downsizing, or just curious about Country Club Acres, give me a call. We can talk about houses, neighborhoods, restaurants, cycling routes, travel, boating, live music—or whatever happens to come up.
