Discover Fawncrest Estates: New Homes on One-Acre Lots

New Construction Homes on Spacious One-Acre Homesites in James City County

Discover Fawncrest Estates: A New Williamsburg Neighborhood Offering Larger Homesites, Modern Floor Plans, and Protected Natural Surroundings.

If you’ve been searching for a brand-new home in Williamsburg but don’t particularly want to live in a neighborhood where you can practically reach out and touch your neighbor’s house, Fawncrest Estates deserves a closer look.

Developed by Lennar Homes, Fawncrest Estates is a new community of just 50 single-family detached homes located off Jolly Pond Road in James City County, Virginia.

What makes this neighborhood particularly interesting is its combination of new construction, generously sized homesites, public utilities, and substantial surrounding conservation land.

With homesites generally ranging from approximately one to one and a half acres, Fawncrest Estates offers something increasingly difficult to find in Williamsburg: a new home with some breathing room.

And with only 50 homes planned, this is a relatively small community compared with many of the area’s larger residential developments.

Whether you’re relocating to Williamsburg, moving up from an existing home, downsizing without sacrificing your yard, or simply looking for new construction with more privacy, Fawncrest Estates is worth exploring.

Fawncrest Estates Location Map

A Little History: From Deer Lake Estates to Fawncrest Estates

Fawncrest Estates has an interesting development history.

The property was originally known as Deer Lake Estates and was previously considered for incorporation into the neighboring Colonial Heritage development.

Plans to incorporate the property into Colonial Heritage’s age-restricted community did not move forward, and the development ultimately proceeded as a separate residential neighborhood.

Today, Fawncrest Estates is being developed as a traditional single-family community by Lennar Homes.

The recorded subdivision plat identifies 50 residential lots, common open space, conservation areas, and the Deer Lake parcel.

Unlike Colonial Heritage, Fawncrest Estates is not marketed as a 55-and-over community.

That distinction is important for buyers comparing the two neighborhoods.

One of the Biggest Attractions: Larger Homesites

One of the first things I would point out to prospective buyers is the size of the lots.

Many new-construction neighborhoods have moved toward smaller homesites, often placing relatively large houses on surprisingly compact parcels.

Fawncrest Estates takes a different approach.

With homesites generally measuring approximately one to one and a half acres, buyers have an opportunity to enjoy more outdoor space while still purchasing a brand-new home.

Depending on the individual property, that extra space may provide opportunities for:

  • Outdoor entertaining and patios.
  • Gardening and landscaping.
  • Room for children or pets to play.
  • Greater separation between neighboring homes.
  • Additional privacy.
  • A backyard that feels like a backyard rather than an extension of your neighbor’s.

Of course, not all one-acre lots are created equal.

The location of the home, wooded areas, drainage easements, setbacks, topography, and usable backyard space can make a tremendous difference.

My advice: Don’t select a homesite based solely on its acreage. Let’s look at the actual recorded plat, walk the property when possible, and evaluate how the home sits on the land.

I’ve seen plenty of buyers discover that the largest lot isn’t necessarily the best lot for their needs.

Conservation Land and Natural Surroundings

Another defining characteristic of Fawncrest Estates is its relationship with the surrounding natural landscape.

The development includes approximately 282 acres designated for permanent conservation protection.

The original development plan also called for a minimum 150-foot undisturbed buffer along portions of Jolly Pond Road and Cranston’s Mill Pond Road, subject to specified exceptions.

These conservation provisions help preserve the rural character of this part of James City County.

For buyers who appreciate wooded surroundings, natural buffers, and a neighborhood that doesn’t feel entirely consumed by development, this is an attractive feature.

However, it’s important to understand the difference between conservation land and land that is available for residents to use recreationally.

Conservation easements establish restrictions on how land may be developed or disturbed. They do not automatically mean the land is available for public access, hiking, or other recreational activities.

I’ll be happy to help interested buyers review the recorded subdivision documents and understand the relationship between individual homesites, common areas, and protected land.

Fawncrest Estates Homes and Floor Plans

Lennar offers several home designs at Fawncrest Estates, including single-level living and larger two-story layouts.

The neighborhood appeals to buyers with different space requirements, from those looking for a manageable ranch-style home to those who want additional bedrooms, flexible living areas, home offices, or finished basement space.

One feature worth exploring is the opportunity for expanded living space on certain homesites.

Depending on the specific home design and construction stage, buyers may find options such as finished basements, additional bedrooms, lofts, and other upgrades.

Featured Lennar Home Designs

The following plans have been marketed at Fawncrest Estates. Actual specifications, available elevations, square footage, and included features may vary by homesite and construction package.

The Lexington

A single-level home design that emphasizes comfortable, efficient living.

The Lexington offers an appealing option for buyers who prefer to keep their primary living areas on one floor.

Why consider it? Single-level living can be particularly attractive to those downsizing from a larger two-story home or simply wanting fewer stairs.

The Chesapeake

Approximately 1,821 square feet in its base configuration, the Chesapeake offers three bedrooms and two bathrooms.

Its ranch-style layout provides open gathering spaces, a spacious kitchen, and a private primary bedroom suite.

This is a particularly interesting option for someone who wants the advantages of a large homesite without maintaining an unnecessarily large house.

The Innisbrook

The Innisbrook is a larger two-story design with approximately 2,743 square feet in its base configuration.

It offers four bedrooms, two and a half bathrooms, and a three-car garage in the advertised base plan.

The combination of gathering spaces, private bedrooms, and additional garage capacity makes this an appealing design for buyers who need flexibility.

The Southport

The Southport offers approximately 2,988 square feet in its base configuration, with three bedrooms and three and a half bathrooms.

Its larger layout provides additional opportunities for entertaining, accommodating guests, and creating separate living spaces.

Expanded versions with finished basements can offer substantially more finished square footage.

The Harlow II

The Harlow II is among the larger home designs offered in the neighborhood.

With approximately 3,093 square feet in its base configuration, it features a substantial two-story layout, multiple bedrooms, generous gathering areas, and flexible living spaces.

For buyers seeking a larger new home with the opportunity to incorporate additional finished space, this design deserves consideration.

A note about square footage: Lennar markets both base floor plans and expanded configurations. A home with a finished basement or other structural options may be considerably larger than the standard plan. Always compare the actual specifications of the individual home rather than relying exclusively on the model name.

What’s Included in a Lennar Home?

Lennar is known for its Everything’s Included® approach to new construction.

Rather than requiring buyers to select and individually price every minor feature, the builder incorporates many popular finishes and conveniences into its home packages.

Depending on the specific home and current specifications, features may include:

  • Open-concept kitchens and living areas.
  • Stainless steel kitchen appliances.
  • Granite or quartz countertops.
  • Kitchen islands.
  • Modern cabinetry.
  • Luxury vinyl plank flooring in designated areas.
  • Spacious primary bedroom suites.
  • Walk-in closets.
  • Energy-efficient heating and cooling equipment.
  • Programmable thermostats.
  • Smart-home technology.
  • Attached garages.
  • Contemporary exterior elevations.

It’s important to remember that builder packages change, and model homes frequently contain options that are not standard.

Before purchasing, I recommend reviewing the actual included-features sheet, construction specifications, floor plan, site plan, and purchase agreement.

The details matter, particularly when you’re comparing a completed inventory home against a home that hasn’t been built yet.

Basement Options at Fawncrest Estates

Basements are another interesting aspect of this development.

Fawncrest Estates was designed around homes with basement configurations, with finished basement options available depending on the home and construction package.

For Williamsburg buyers, this creates opportunities that aren’t always available in other new-construction communities.

A finished basement can provide space for:

  • A recreation or game room.
  • A home theater.
  • A private guest suite.
  • A home gym.
  • A second gathering area.
  • Additional bedrooms, where permitted and properly configured.
  • A home office or hobby room.

A basement can also be useful for multigenerational living, depending on the floor plan.

Before making a decision, buyers should confirm whether the basement is included, unfinished, partially finished, or fully finished, along with any applicable options and pricing.

Fawncrest Estates HOA and Community Information

Fawncrest Estates has a homeowners association, with published fees of approximately $75 per month.

As with any new neighborhood, buyers should obtain and review the current association documents before purchasing.

Items worth examining include the architectural guidelines, maintenance responsibilities, exterior modification restrictions, landscaping requirements, fencing regulations, and any restrictions involving accessory structures.

This is particularly important when purchasing a one-acre property.

A larger homesite doesn’t automatically mean you can construct whatever you want on it.

If you’re considering a detached workshop, swimming pool, storage building, additional garage, or significant landscaping project, let’s investigate the applicable restrictions before you commit to a particular lot.

The neighborhood is served by public water and sewer, another benefit for buyers who prefer not to maintain a private well or septic system.

Shopping and Everyday Essentials

The Williamsburg area offers an impressive variety of recreational opportunities.

Popular destinations include:

Residents can also explore the region’s golf courses, waterways, parks, and numerous community events.

Fawncrest Estates vs. Other Williamsburg Neighborhoods

One question I frequently hear from buyers relocating to Williamsburg is:

“How does this neighborhood compare with the other communities we’re considering?”

It’s a good question, because the Williamsburg area offers several very different residential lifestyles.

Fawncrest Estates vs. Ford’s Colony

Ford’s Colony is one of Williamsburg’s largest established residential communities, offering gated access, golf, swimming pools, walking paths, tennis, pickleball, and an extensive social environment.

Fawncrest Estates is much smaller, with an emphasis on new construction and larger homesites rather than an extensive community amenity package.

Buyers who want an established neighborhood with numerous recreational amenities may prefer Ford’s Colony.

Those who prioritize a brand-new home on a larger lot may find Fawncrest Estates particularly appealing.

Fawncrest Estates vs. Colonial Heritage

Colonial Heritage is a gated, age-restricted community offering golf and a variety of recreational and social amenities.

Although Fawncrest Estates is located near Colonial Heritage and has historical ties to its development plans, it is a separate neighborhood.

Fawncrest Estates is not marketed as a 55+ community and offers a different residential experience.

Fawncrest Estates vs. Other New-Construction Communities

New-construction buyers should consider more than the advertised base price.

Homesite size, location, construction quality, floor plan, included features, builder incentives, HOA restrictions, and future resale potential all deserve consideration.

A lower-priced home on a smaller lot isn’t necessarily a better value than a home with additional land and more desirable features.

Likewise, a larger lot isn’t automatically worth paying a premium for if much of it is affected by easements, drainage, or topography.

That’s where having someone familiar with the local market can make a difference.

Don’t see a home that fits your needs?

Not every new-construction opportunity is necessarily reflected in an MLS listing. There may be builder inventory, future homesite releases, or construction opportunities worth investigating.

Contact me and I’ll be happy to help you explore the available options.

Builder Incentives, Price Reductions, and Financing Opportunities

One reason I encourage buyers to contact me before visiting a new-construction community is that builder pricing and incentives can change considerably.

Depending on market conditions, construction inventory, and current promotions, Lennar may offer incentives such as:

  • Reductions on selected completed homes.
  • Mortgage interest-rate promotions.
  • Closing-cost assistance.
  • Special financing packages.
  • Incentives tied to particular homesites.
  • Additional savings on selected inventory homes.

These promotions aren’t necessarily available on every property, and they may require buyers to use designated financing or settlement providers.

It’s also important to look beyond the advertised incentive.

A reduced mortgage rate can be attractive, but buyers should evaluate the complete financial picture, including the purchase price, loan terms, closing costs, and any conditions attached to the offer.

I can help you compare the available opportunities and evaluate the total cost rather than focusing exclusively on the advertised monthly payment.

Why Work With a REALTOR® When Buying New Construction?

One of the most common misconceptions I encounter is that buyers don’t need their own real estate agent when purchasing directly from a builder.

You absolutely have the option of having your own representation.

The sales representatives working in a builder’s model home represent the builder. Their job is to sell the builder’s properties.

My job, when representing you, is to look after your interests.

That includes helping you evaluate the property, understand the purchase agreement, compare alternatives, review available incentives, and navigate the transaction.

I can also assist with:

  • Comparing available homesites.
  • Evaluating the value of builder upgrades.
  • Reviewing completed homes versus to-be-built opportunities.
  • Comparing Fawncrest Estates with other Williamsburg neighborhoods.
  • Understanding HOA documents and community restrictions.
  • Coordinating inspections.
  • Reviewing construction and closing timelines.
  • Evaluating comparable sales and resale considerations.
  • Helping coordinate the process through closing.

With 25 years of experience selling real estate in the Williamsburg area, along with a background in construction and remodeling, I bring a perspective that extends beyond simply opening doors.

One important suggestion: Contact me BEFORE visiting the model home, registering online, or speaking with the builder’s sales team.

Builders may have specific registration and agent-representation policies. Establishing our relationship before your first contact can help avoid unnecessary complications.

And remember, you can work with me whether you’re considering a new Lennar home or an existing property elsewhere in Williamsburg.

Can’t Visit Williamsburg? Let’s Arrange a Virtual Tour!

Not everyone searching for a home in Williamsburg lives nearby.

In fact, I regularly work with buyers relocating from other parts of Virginia and across the country.

If Fawncrest Estates interests you but you aren’t ready to make the trip, I’d be happy to arrange a personalized virtual showing.

We can use FaceTime or Zoom to walk through available homes, review floor plans, discuss homesites, and take a closer look at the neighborhood.

I can also help you compare Fawncrest Estates with other Williamsburg communities so you can narrow down your options before traveling.

My goal is to help you make an informed decision, whether you’re standing beside me in the property or joining me virtually from hundreds of miles away.
