Condominium with Premiere Accessibility in Williamsburg

John Womeldorf knows that every home has a story. As an experienced realtor with a deep love for Williamsburg, John looks beyond the basic features of the homes he sells. In his “Every Home Has A Story” series, John introduces potential buyers to the aspects of a home that they can’t see by viewing it online or attending a showing. By interviewing the sellers and writing about what makes each home so special, John helps his clients go from trying to see themselves living in an unfamiliar house to envisioning their family moving into their dream home.

Condominium living in the heart of Williamsburg

When Jack and Marge’s daughter moved to Williamsburg in 1996, the Midwest natives decided to purchase a second home in town where they could stay when they would come for a visit. They fell in love with the location of The Woodlands and the condo plans checked all of their boxes, so they decided to purchase it while it was still in the building phase.

Located in the heart of the City of Williamsburg, the couple loved the condo’s proximity to Colonial Williamsburg. Situated right off of Jamestown Road, the condo is about two miles from Merchants Square. A sidewalk runs the entire distance from the neighborhood to Colonial Williamsburg, so residents of The Woodlands can walk to the colonial area to take in the sights, grab a coffee or a bite to eat, and do some shopping.

While Jack and Marge purchased this condo as a second home, it was also used as a home base for their daughter until she purchased her own home in Williamsburg. Their daughter calls the home a “great multi-generational family property and a great investment.”

There’s so much to love about living within the city limits of the City of Williamsburg, but what Jack and Marge like the most is the maintenance-free aspect as well as the lower property taxes.

Premiere Accessibility

One thing that Jack and Marge loved about the condo is that it’s the perfect spot to age in place. As a first-floor, single-level condo with an ADA-approved building entrance ramp to complement brick entry steps, the home is ideal when it comes to accessibility.

With only 44 units, The Woodlands is a private and small community with a variety of different people who call the neighborhood home. The accessibility of the units makes it a popular spot for retirees, but it’s also a premier location for William & Mary graduate students given the community’s close proximity to the university’s campus.

The condo is located in the back of the community, so the location is very private and wooded. Jack and Marge have also added features like handrails in both bathrooms to increase the accessibility of the home.

However, Jack and Marge have decided to downsize, so now this condo is available for new residents to enjoy everything it has to offer. As the first and only owners of the home, Jack and Marge have kept it in great condition and it is ready for someone new to come in and make it their home.

What it has to offer

Just shy of 1,500 square feet, the two-bedroom, two-bathroom home features hardwood floors throughout, with the exception of the carpeted bedrooms and the tile bathrooms.

The primary bedroom features its own ensuite bathroom and custom-built walk-in closet, complete with shoe cubbies and shelves for ultimate organization.

The floor plan is an ideal concept with a large living room that flows into a sunroom that looks outdoors to the brick patio. A set of French doors in the living room takes you into an office, and there’s also a formal dining room and eat-in kitchen.

The living room has some nice features, including a gas fireplace and built-in shelving and cabinetry, which are upgrades Jack and Marge added when building the home. There are a number of other built-ins, including shelving in the hallway and extra cabinetry in the kitchen.

The kitchen is light and bright with its white cabinetry that runs all the way to the ceiling, white countertops and under-the-counter lighting. The appliances are also white giving a very clean and crisp feel to the home.

Both of the bathrooms have vanities that were replaced a couple of years ago, as well as new fixtures and toilets. The toilets are Kohler high rise and there are also grab bars making the bathrooms nice and accessible as well.

The walls have fresh, white paint to go with the clean and crisp look of the house with the exception of one accent wall on the wall of windows that faces out to the patio.

A lover of ironing, Marge installed a built-in ironing board near the laundry room, which also features a stackable washer and dryer.

The outdoor brick patio off of the living room is a cool and shady spot, perfect for a table to enjoy a meal outside, and a privacy fence allows for the feeling of being nice and secluded while still being in the heart of the city. Parking at the home is directly in front of the condo, so it’s easy to hop in and out.

Condominium living

Condominium living in a neighborhood like The Woodlands differs in several respects from other forms of homeownership. Condominium unit owners own only the inside of their unit, and each owner also shares in the common property, including the outside of the building and the surrounding grounds, roadways and walkways.

The monthly HOA fee of $300 covers a Master insurance policy, water, trash pickup, all exterior maintenance and landscaping as well as the roof replacement and snow removal.

The unit comes with its own climate-controlled storage unit in another building on-site. Great for bicycles or bulky seasonal items.

For those looking for a maintenance-free hidden gem with one of the best locations in town, look no further.
