Coming home to Williamsburg

Naomh and Kevin moved to 104 Richard Burbydge in 2014 from nearby New Kent County. The couple was looking for a home with easy access to Interstate 64, since they both work in Newport News. They were drawn to Kingsmill because of its location, and the home also happens to conveniently sit at the front of the gated community, meaning a quick 20- minute drive to work.

Kevin and Naomh met during their years as students at William & Mary, so they are no strangers to Williamsburg or Kingsmill, which is just a short drive to the university. While the neighborhood and proximity to the interstate were the two biggest draws for the couple, they also loved how big and private the lot is. Located partially in the woods, there’s a beautiful view out of the back of the house and ample privacy. There’s a vacant. wooded lot on one side and the home backs up to a drainage easement, so there will never be a home built close behind it. A huge deck stretches the entire length of the house and features three different levels, so it’s very private and serene.

The front yard is also very big and there is a substantial side yard. Kevin says mowing the lawn is simple because where there is grass, it is very flat. There wasn’t any grass when they bought the home in 2014, but they have worked hard to make the yard lush and beautiful.

The perfect family home

In addition to Naomh and Kevin, their three-year-old daughter also lives in the 4-bedroom, 2.5-bathroom home. The couple says their daughter loves the openness of the downstairs. There’s an eat-in kitchen that opens into the family room, so they can always have eyes on her while they are cooking. The family room and kitchen loop around to a formal dining room and formal living room, so their daughter can run full laps around the house. It’s very open and spacious.

Naomh’s favorite part of the home is the direct line of site she has from the kitchen to the living room. “The fact that the kitchen and living room are connected makes this home great for families,” she says. “Three sets of big french doors along the back of the house open onto the large deck, so we really love everything about the downstairs.”

Not only does the openness of the downstairs provide for a flexible family space, but Kevin and Naomh say the kitchen in particular is very versatile. “The kitchen has a ton of counter space, so it’s wonderful for cooking,” says Naomh. They also host a lot of family gatherings and holidays, so the kitchen allows for multiple people to be cooking at once without running out of space. “We have hosted more baby and bridal showers than I could tell you,” laughs Naomh. “We have a great open floor plan, but everyone always seems to end up in the kitchen.”

Adding to the spacious theme of the home, the master bedroom is very large, and could even accommodate a couch and sitting area. It’s located on the opposite end of the house as the living room, so it is very quiet and a bit of a hideaway. All four bedrooms are upstairs, as well as the laundry room, so it is a great family set up. “That’s why we bought it,” says Kevin.

Making it their own

Since 2014, the owners have done a substantial amount of upgrades to 104 Richard Burbydge.

They painted the exterior a fresh, sunny shade of yellow and painted the shutters and door a black that compliments the exterior of the home. The entire exterior trim of the home has recently been professionally painted, as well.

The large kitchen features granite countertops with a backsplash to match, stainless steel appliances that all convey and professionally painted cabinets. In fact, the entire interior of the home has recently been professionally painted. Naomh and Kevin also painted the back deck.

They installed a gas range as well as a gas fireplace. The downstairs features hardwood floors throughout, except for the entryway, which has marble tile. The living room, with its high ceilings, brick fireplace and custom built-ins, has been a hub for gatherings with family and friends through the years.

The bonus room and massive master bedroom each feature walk-in closets, and the master even has a second closet. They have also done some work to their utility room, which now features a new utility sink, as well as a washer and dryer, which both convey. The cabinets in the utility room also have been painted white.

The beautifully well-kept garage has also been professionally painted, and the garage flooring has recently been professionally expoxied. Kevin and Naomh have also done some work to the bathrooms in the home, including painting the cabinets, adding new mirrors and light fixtures, refinishing the shower and adding a brand-new shower door in the master bathroom.

Living the resort lifestyle in Kingsmill

What the sellers will miss most about living at 104 Richard Burbydge is the neighborhood. They love the safety the gates bring to Kingsmill, as well as the clubs and playgrounds. “The neighborhood really caters to all ages,” says Naomh. “Our home is walking distance to the playground and one of the three pools, and with the HOA you get access to many amenities, like community events, beautiful walking and biking trails, tennis
courts, and basketball courts.”

Naomh says the neighbors are friendly, and the area is very quiet. The couple also loves enjoying the beauty of the four-mile trail in Kingsmill for walking, running, and biking.

Naomh and Kevin have always enjoyed the resort atmosphere of Kingsmill and how it gives them the option to have access to amazing restaurants, a gym, spa, tennis club and courts, an indoor pool, an outdoor pool with a lazy river and restaurant attached, bar and more. “It’s such a great place to live and whenever we have company they absolutely love it,” says Kevin. “They say visiting us is like staying in a resort without the price
tag.”

As for why they have decided to leave despite loving their home and its location, Naomh and Kevin are looking to move to a different part of Williamsburg to be closer to Naomh’s family.

The couple agrees that what they will miss the most is definitely the amenities. “We won’t find better amenities than here, that’s for sure,” says Kevin. “Kingsmill can also be surprisingly affordable. There is sometimes this assumption that you have to be a millionaire to live here, but that’s just not the case. And for what you get with the HOA, the pools, playgrounds, gate, grounds maintenance, police force, clubs, activities, and even holiday events like Mother’s Day and Christmas, it’s just unbeatable.”
