Maintenance Free Hidden Gem For Sale in Williamsburg

Convenient, condominium living

When Barbara and Tom Kelley purchased their condo two years ago in The Woodlands, they were drawn to its central location in the heart of Williamsburg. “The location is just great, with wonderful access to Route 199 and Jamestown Road. Jamestown Settlement, the Jamestown-Scotland Ferry, Colonial Parkway and Jamestown Beach Park are all just a short drive down Jamestown Road. It’s close to grocery shopping, William & Mary, Colonial Williamsburg, and our favorite grocery store: Trader Joe’s. The library is also nearby as well as several churches.”

While Barbara and Tom have enjoyed splitting their time between their condo in Williamsburg and their other condo on the York River in nearby Gloucester, they have decided to settle down in one home in Ford’s Colony, making their lovely condo at 233 Woodmere available to its next lucky residents.

Located in the heart of the City of Williamsburg and situated right off of Jamestown Road, the condo is about two miles from Merchants Square. A sidewalk runs the entire distance from the neighborhood to Colonial Williamsburg, so residents of The Woodlands can walk to the colonial area to take in the sights, grab a coffee or a bite to eat, and do some shopping. Tom enjoys strolling down to the colonial area quite often, while Barbara prefers to take her walks in the nearby neighborhoods.

Barbara says that the access the home gave them to everything Williamsburg has to offer is what made them purchase the home. There’s so much to love about living within the city limits of the City of Williamsburg, especially in The Woodlands because of the maintenance-free aspect as well as the lower property taxes. “The buildings and grounds are so well-maintained,” says Barbara. “The people who take care of the community are so nice, as is the handyman who does all of the painting, cleans the windows and gutters, and more. The neighbors are also incredibly friendly. When we moved in we were greeted with a box of cookies,” she says.

Premiere Accessibility

The Woodlands is a perfect spot to age in place. As a first-floor, single-level condo with an ADA-approved building entrance ramp to complement brick entry steps, the home is ideal when it comes to accessibility.

With only 44 units, The Woodlands is a private and small community with a variety of different people who call the neighborhood home. The accessibility of the units make it a popular spot for retirees, but it’s also a premiere location for William & Mary graduate students given the community’s close proximity to the university’s campus.

The condo is located in the back of the community, so the location is very private and wooded.

What it has to offer

Just shy of 1,500 square feet, the two-bedroom, two-bathroom home features hardwood floors throughout, with the exception of the kitchen and bathrooms (tile). Barbara was immediately drawn to the attractive brick exterior, and has appreciated how well-maintained the grounds are.

The primary bedroom features its own en-suite bathroom and walk-in closet. The living room is large in size has some nice features, including a gas fireplace.

The floor plan is one of Barbara’s favorite aspects of the home. It’s an ideal concept with a large living room that flows into a sunroom that looks outdoors to the shady brick patio. A set of doors in the living room takes you into an office, and there’s also a formal dining room and eat-in kitchen.

The kitchen is light and bright with its white cabinetry. The appliances are also white and stainless steel giving a very clean and crisp feel to the home. The refrigerator is brand new, as are the dishwasher, washer and dryer, which all convey.

The walls are painted a fresh, cream-colored paint to go with the clean and warm feel of the house.

The outdoor brick patio off of the living room is a cool and shady spot, perfect for a table to enjoy a meal outside, and a privacy fence allows for the feeling of being nice and secluded while still being in the heart of the city. Parking at the home is directly in front of the condo, so it’s easy to hop in and out.

Condominium living

Condominium living in a neighborhood like The Woodlands differs in several respects from other forms of homeownership. Condominium unit owners own only the inside of their unit, and each owner also shares in the common property, including the outside of the building and the surrounding grounds, roadways and walkways.

There are four units in the building and Barbara and Tom have plenty of nice words to say about the nice neighbors who share the building with them. All of the units have a shared lobby area that Barbara particularly likes because it keeps packages that get delivered to the home out of the elements.

The monthly HOA fee of $300 covers Master insurance policy, water, trash pickup, all exterior maintenance and landscaping as well as the roof replacement and snow removal.

The unit comes with its own climate-controlled storage unit in another building on-site.
