Mortgage Rates Slip Below 6% — Just in Time for Spring Buyers

There’s a number that buyers across Williamsburg — and frankly across the country — have been watching closely for more than three years.

And this week, we crossed it.

The average 30-year fixed mortgage rate has dipped to 5.98%, according to Freddie Mac — the first time rates have fallen below 6% since September 2022. Just last week the benchmark rate was 6.01%, and one year ago it averaged 6.76%.

That may not sound dramatic at first glance. But psychologically — and practically — it matters.

Why 5.98% Is a Big Deal

For nearly four years, buyers have been adjusting to the “new normal” of 6–7% mortgage rates. Many homeowners locked into 3% loans in 2020–2021 have been hesitant to sell. Buyers have recalibrated their budgets. And affordability has been the defining theme of the post-pandemic housing market.

Crossing back under 6% signals momentum.

This is now the third straight weekly decline, and it brings rates to their lowest level since September 8, 2022 (5.89%). That timing is notable — we’re heading directly into the heart of the spring buying season.

Historically, spring is when:

  • Inventory begins to rise
  • Families aim to move before summer
  • Competition increases
  • Multiple-offer scenarios become more common

Lower rates arriving right now could re-energize both buyers and sellers.

What’s Driving the Drop?

Mortgage rates are influenced by several forces:

  • Federal Reserve policy expectations
  • Inflation data
  • Bond market movements
  • The 10-year Treasury yield (which lenders use to price home loans)

Rates don’t move in perfect sync with the Fed, but bond markets react to economic signals — and that’s what we’re seeing play out.

The key takeaway: markets are pricing in a softer inflation outlook and slower economic growth, which tends to pull mortgage rates down.

What This Means for Williamsburg Buyers

Let’s make this real.

On a $500,000 loan:

  • At 6.76% (last year’s average), principal & interest ≈ $3,246/month
  • At 5.98%, principal & interest ≈ $2,995/month

That’s roughly $250/month in savings — or $3,000 per year — without negotiating a dollar off the purchase price.

That kind of shift moves buyers off the fence.

I’m already seeing increased showing activity and more serious conversations from clients who paused their search last year.

Will Rates Keep Falling?

That’s the million-dollar question.

Rates rarely move in a straight line. We could see volatility. But if economic data continues cooling, rates may stabilize in the mid-5% range — which would feel meaningfully different from the 7% peaks buyers endured in 2023 and 2024.

The bigger story isn’t just the rate.

It’s confidence.

When buyers feel like the worst is behind us, activity accelerates.

Sellers, This Matters Too

Lower rates bring more buyers into the market. More buyers create:

  • Faster sales
  • Stronger offers
  • More negotiating leverage
  • Fewer concessions

If you’ve been waiting for “the right window,” this could be it.

Spring inventory in Greater Williamsburg is still relatively tight compared to historical norms. A modest rate drop combined with limited supply can create very healthy selling conditions.

I’ve been listing and selling homes across Williamsburg, Yorktown, New Kent, Richmond, and throughout Hampton Roads for more than two decades — through 3% mortgages, 8% mortgages, booming markets, and challenging ones.

Real estate for me has never been just about contracts and closings. I’ve personally renovated and restored properties, built homes from the ground up, purchased lots and helped clients design and site custom builds, managed long-term rentals, and operated short-term vacation properties. I understand construction, resale value, and return on investment not just from a textbook — but from lived experience.

If you’re building, I can help you evaluate lot orientation, drainage, setbacks, builder selection, floor plan functionality, and long-term resale strategy. If you’re buying resale, I’ll walk you through structural concerns, crawlspace issues, renovation potential, and realistic cost expectations. If you’re selling, I bring a storytelling approach that highlights not just square footage — but lifestyle.

Many people know me as “Mr. Williamsburg” because I’ve built my reputation on being a local guide first and a Realtor® second.
