Arbordale Neighborhood Guide
Williamsburg, Virginia (York County)
By John Womeldorf — A.K.A. Mr. Williamsburg
If you’re researching neighborhoods in the Williamsburg area and Arbordale keeps popping up, that’s no accident. Arbordale is one of those communities that quietly checks a lot of boxes—especially for buyers who want one-level living, low maintenance, and an incredibly convenient location without the constraints of age-restricted housing.
Work is complete in Arbordale. The neighborhood is fully built out, which means what you see today is exactly what you’re buying into—no future construction phases, no surprises.

📍 Location: Convenience Is the Headliner
Arbordale is located just off Mooretown Road in Upper York County, near the Lightfoot area. Although it carries a Williamsburg mailing address, it is technically in York County, which matters for schools, taxes, and county services.
From Arbordale, you are minutes to:
- Sentara Williamsburg Regional Medical Center
- The YMCA
- Home Depot, Lowe’s, Walmart
- Harris Teeter (right around the corner)
It’s also a short, easy drive to:
- New Town
- Colonial Williamsburg
- The College of William & Mary
This location is one of the community’s strongest selling points. You’re close to everything—but tucked just far enough off the main roads to feel residential and calm.
🧭 How to Use This Page (Read This First)
This page is designed to give you real, practical insight—not just marketing copy.
Here’s how I recommend using it:
- Scroll through the photos to get a feel for the homes and amenities
- Review the home styles and sizes to see if the layout fits your lifestyle
- Check current homes for sale to understand availability and pricing
- Study the sold homes section to see what buyers are actually paying
- Compare Arbordale to other neighborhoods listed further down the page
If questions come up (and they usually do), that’s where I come in. A short conversation can often save you weeks of guessing—or years of regret.
🏡 Community Design & Build-Out
Construction in Arbordale began around 2019, with detached homes largely completed by 2021. The entire community is now finished.
Arbordale was designed from the beginning with main-level living in mind—without being age restricted. That combination alone makes it stand out in the Williamsburg area.

Detached Homes
All detached homes in Arbordale share a few defining characteristics:
- Ranch-style, single-level living
- Two-car garages (every detached home)
- HOA-maintained lawns (no mowing, edging, or leaf cleanup)
Detached home sizes range from approximately 1,150 sq ft to 1,763 sq ft on the main level.
Some homes were built on full basements, effectively doubling the usable space and offering flexibility for guest suites, home offices, media rooms, or storage.
Original model names included plans such as the Aruba, Bahama, Cayman, and Dominica—variations on efficient, thoughtfully designed one-level living.
Townhomes
Arbordale also includes townhomes ranging from approximately 1,440 to 1,760 sq ft. These offer another low-maintenance option while still enjoying the same community amenities.
🌳 Amenities & Lifestyle
Arbordale offers a strong set of community amenities that create a true neighborhood feel:
- Community swimming pool
- Clubhouse
- Playground
- Common green spaces
These aren’t just “checkbox” amenities—they’re spaces where neighbors actually gather, especially during warmer months.
Photos of the amenities and example homes are included throughout this page so you can visualize what daily life here looks like.

🎓 Schools (York County)
Arbordale is zoned for York County schools:
- Waller Mill Elementary School
- Queens Lake Middle School
- Bruton High School
School assignments can change over time, so I always recommend confirming directly with York County Public Schools—but this gives you a solid starting point.
🏥 Medical Access
Healthcare access is excellent here. Sentara Williamsburg Regional Medical Center is just minutes away, along with multiple medical offices and specialists along the Mooretown Road corridor.
For many buyers—especially those planning long-term—this proximity is a meaningful advantage.
🏠 Homes for Sale in the Arbordale Community – Williamsburg, Virginia
Inventory in Arbordale tends to be limited and competitive. Fully built-out, one-level communities in convenient locations don’t see a lot of turnover—so when homes do come available, they move.
📊 Sold Homes in the Arbordale Community – Williamsburg, Virginia
I always publish sold homes here, and there’s a reason for that.
Active listings tell you what sellers hope to get. Sold homes tell you what buyers are actually willing to pay. Reviewing recent sales helps you:
- Understand true market value
- Track appreciation trends
- Make smarter offers when the right home appears
This is one of the most valuable sections on the page.

🤔 Is Arbordale the Right Fit?
Arbordale is especially appealing to buyers who want:
- One-level living
- Lawn maintenance included
- A non-age-restricted community
- Modern construction
- Strong resale appeal
- A central, convenient location
It’s popular with downsizers, retirees, busy professionals, and buyers who simply don’t want to deal with yard work anymore.
That said—no neighborhood is perfect for everyone.
🔍 Other Neighborhoods to Consider
If Arbordale isn’t quite your jam, there are several nearby communities worth exploring:
- Stonehouse (Toano) – Currently building very similar homes, often at attractive price points, with convenient access to I-64
- Orchard Hill, a smaller-lot section of Stonehouse, offers lawn maintenance as an option
- Reserve at Williamsburg and Waller Mill Heights – Newer communities with different layouts and settings
- Settlement at Powhatan Creek and Colonial Heritage – Both are 55+ communities with resort-style amenities
- Brandywyne (City of Williamsburg) – A possible option depending on budget and availability
- Brandon Woods – More upscale and typically more expensive than Arbordale
There are also several smaller subsections in the Powhatan Secondary area that may be worth a look.
The best way to sort through these? A conversation.

👋 Meet Your Local Guide: Mr. Williamsburg
I’ll be candid.
Nobody else in this region has a website that’s anywhere near as informative as this one. That didn’t happen by accident.
I’ve spent 25 years building what I believe is the most comprehensive, transparent real estate resource in Greater Williamsburg, Richmond, and Hampton Roads—so people can make informed decisions before they ever step foot into a showing.
If you’re reading this and already working with an agent, ask yourself:
- Are they doing this level of research for you?
- Are they explaining neighborhoods this clearly?
- If they’re using my website as a reference tool… what does that say?
My role isn’t just to unlock doors. It’s to educate, advise, and protect my clients—long before and long after the transaction.
