A question I am often asked is “ Are there any detached home communities in Williamsburg where all the outside lawn and home maintenance is taken care of? I am tired of mowing the yard, fertilizing the yard, painting the house and raking leaves. Life is too short to spend my few spare hours doing these tasks.
To answer the question there are numerous condo communities and some townhome developments that commonly take care of all or most outside chores.
Finding a detached home is a little more difficult. Brandon Woods is one of the few developments in Williamsburg that fit the bill. The other detached home communities in the area that include lawn maintenance and/ or exterior home maintenance or both are Arbordale, The Settlement at Powhatan Creek, Brandywyne , Nottingham Place at Fords Colony, Kensington Woods, New Town/ Charlotte Park, Orchard Hill at Stonehouse, The Reserve at Williamsburg, Tranquility and a few at Waterford, Villages at Powhatan both in Powhatan Secondary. Oakmont Villas, Four Seasons at New Kent Vineyards/ Viniterra** 55+ Active Adult and Bel Green at Brickshire , The Groves at New Kent are a few other options in nearby New Kent County.
Conveniently located near the Five Forks area of Williamsburg/ James City County Brandon Woods offers the spaciousness and elegance of a single-family home combined with the ease of condominium living, with exterior maintenance and lawn care provided by the homeowners association. One of only a handful of detached homes that offer this luxury.
The Brandon Woods community is a condominium community comprised entirely of free-standing, detached homes. The Condominium Association takes care of landscaping maintenance and irrigation for the community, trash pickup, painting of the exterior siding, trim, and building surfaces, power washing, and all upkeep of common areas, allowing residents to enjoy the historic Williamsburg area without all the maintenance requirements of traditional home ownership. The Brandon Woods development was established and organized as a condominium subject to the Virginia Condominium Act with each resident owning a portion of their lot as well as the home. This is more uniquely known as a set of “landominiums”. The community was designed to be a low-maintenance community with condominium ownership but done so in a manner resembling a traditional neighborhood with larger lots and extensive landscaping.
The community received the 2009 and 2010 Arbor Day Award/ Certificate of Appreciation from the Williamsburg Area Council of Garden Clubs. Many of the residents enjoy participating in a wide variety of community activities including the Brandon Woods Garden Club and the Brandon Woods Wine and Dine program. Additionally, there is a bridge club, a book club, a group that plays bunko, a men’s luncheon group and a golf league.
This premier residential community includes 110 freestanding detached homes located in the heart of Williamsburg/ James City County, VA. Four different home plans/ models were built including the Brandon, Chelsea Darden, and the Avery. Homes here range in size from 2400 to 2,700 square feet.
The community is accessible from both Ironbound Rd and John Tyler Highway (Rt 5) . It is characterized by its tree-lined streets, rolling hills and quick access to nearby stores, restaurants, and services at the nearby Five Forks, New Town, and Monticello Marketplace retail centers. Brandon Woods is set on 50 acres and was built from 2000-2005.
These two-story Colonial-style homes feature two-car attached garages, decks, and exposed aggregate driveways and sidewalks. Interior features include a fireplace, crown and chair molding, whirlpool tubs in the master baths, raised panel kitchen cabinets with custom countertops, and oak flooring in selected areas. Three of the four models offered first-floor master bedrooms.
The Master Plan for the Brandon Woods development required that the developer create natural wooded buffers along the perimeter of the neighborhood to preserve its privacy. These wooded green space areas extend 75 feet in depth between the homes and the adjacent neighborhoods of Graylin Woods to the east, the Foxes subdivision to the north, and the Baron Woods subdivision to the west. Additionally, a one-hundred-fifty-feet-deep wooded buffer exists along the Route 5 and Ironbound Rd frontage of the community.
The community is situated on 50 acres, with a 75’ buffered green space to adjacent communities of Graylin Woods, Baron Woods, and The Foxes. It is literally a hop and a skip to everything you might need: grocery shopping, gas, banking, dining, etc. Many residents are locals who were attracted to the no-maintenance concept. Square footage ranges from 2300 to 2700, with beautifully appointed features such as hardwood floors, 9’ ceilings on the first floor, extensive crown molding and chair railing, masonry fireplaces, and a security system.
Brandon Woods residents enjoy several different social clubs:
- Brandon Woods Wine and Dine program hosts monthly events except in the summer and has options to dine in or dine out, based on your preference. Great opportunity to mix and mingle with neighbors and enjoy new foods.
- Brandon Woods Bridge Club meets monthly and is open to competitive and social players alike
- Brandon Woods Bunko Club meets monthly and is a great opportunity for a friendly game of dice and an opportunity to socialize
- Brandon Woods Book Club meets monthly from September through June
- Brandon Woods Men’s Lunch Bunch meets monthly at a local restaurant to meet, eat, and chat.
It’s no wonder that this singular neighborhood is one of the most popular in Williamsburg for those seeking a low-maintenance lifestyle coupled with great neighbors and a great location!
SCHOOLS
The assigned schools for Brandon Woods are Rawls Byrd Elementary, Berkeley Middle School, and Jamestown High School.
