Colonial Heritage 55+ Community in Williamsburg, Virginia

A Complete Guide by John Womeldorf — Mr. Williamsburg

If you’re researching active adult communities in Williamsburg, there’s a very good chance Colonial Heritage is already on your short list. And for good reason.

I’ve been selling homes here since 2005, when the community was still in its early development stages. Since then, I’ve personally helped 100+ buyers and sellers in Colonial Heritage — from original new construction to today’s competitive resale market. Few agents know this neighborhood as well, or as personally, as I do.

This page is my in-depth, no-fluff, real-world guide to living in Colonial Heritage — written not by a marketing department, but by someone who’s walked the streets, toured the homes, attended events, and stayed in touch with residents for two decades.

📍 Where Is Colonial Heritage Located?

Colonial Heritage is located just outside the core of Williamsburg, offering easy access to:

  • Historic areas like Colonial Williamsburg
  • Nearby destinations such as Jamestown and Yorktown
  • Shopping, dining, and medical services
  • Day trips to Richmond, Virginia Beach, and Washington, D.C.

You’re close to everything — but far enough away to enjoy peace, quiet, and security.

🏡 Overview of the Community

Colonial Heritage is a gated, resort-style, 55+ active adult community spanning approximately 1,500 acres.

Key Highlights

  • ✔️ 24-hour manned gated entrance
  • ✔️ Arthur Hills-designed championship golf course
  • ✔️ 25,000 sq ft grand clubhouse
  • ✔️ Indoor & outdoor pools
  • ✔️ Athletic & fitness center
  • ✔️ Tennis & pickleball courts
  • ✔️ Walking and biking trails
  • ✔️ Full-time lifestyle director
  • ✔️ Vibrant club and activity calendar

Important Note:
As of 2025, Colonial Heritage is fully built out. There is no new construction remaining. All available homes today are resales — which means timing and expert guidance matter.

⛳ The Arthur Hills Championship Golf Course

At the heart of the community is the semi-private, 18-hole Arthur Hills golf course:

  • Par 72
  • 6,889 yards from championship tees
  • On-site pro shop
  • Driving range & putting green

Membership is optional — you can live here and never touch a golf club if you’d like (though many residents eventually “accidentally” become golfers after moving in).

🏛️ The Grand Clubhouse — The Social Hub

The Colonial Heritage Clubhouse is one of the most impressive in the region.

Designed in classic Virginia plantation style, it features:

  • Grand porte cochere entrance
  • Dramatic lobby and arcade
  • Ballroom
  • Restaurant & bar/grille
  • Library & computer room
  • Billiards and card rooms
  • Woodworking shop
  • Arts & crafts studio
  • Covered decks overlooking the course

At roughly 25,000 square feet, this isn’t just a clubhouse — it’s a lifestyle headquarters.

Residents enjoy:

  • Cardio & strength equipment
  • Group fitness studios
  • Personal training options

  • Indoor pool

One of Colonial Heritage’s greatest strengths is its community culture.

There are dozens of active clubs, including:

  • Men’s & Ladies Golf Associations
  • Pickleball & Tennis
  • Bocce
  • Ping Pong
  • Poker & Texas Hold ’Em
  • Bridge & Canasta

🌱 Yard Maintenance — Let’s Be Clear (With Love)

Here’s the part that sometimes surprises people:

👉 Homeowners are responsible for their own lawn and yard maintenance.

HOA fees do not include:

  • Mowing
  • Mulching
  • Trimming
  • Landscaping

Some residents hire services. Some do it themselves. Some split the difference.

But no — it’s not “maintenance-free living.”
It’s “low-maintenance living with personal responsibility.”

(Translation: You still need a lawn guy… or a really good mower.)

💵 HOA Fees & Costs (2025)

Monthly HOA Dues

$335/month

One-Time Capital Contribution

Healthcare access is a major reason many buyers choose this community.

👋 About Me — Why I Write These Guides

If you’ve made it this far, you already know this isn’t a “templated” real estate page.

I write these neighborhood guides because:

  • I’ve lived and worked here for over 20 years
  • I’ve sold homes from Virginia Beach to Richmond and everywhere in between
  • I’ve watched communities like Colonial Heritage grow, mature, and evolve
  • I’ve built long-term relationships with hundreds of families

Most real estate websites give you:

“3 beds, 2 baths, granite countertops.”

I believe you deserve:

“Here’s what it’s really like to live here — five years from now.”

I’ve seen:

  • Who moves in
  • Who moves out
  • Why people sell
  • Why people stay
  • What buyers love
  • What surprises them

And I share that knowledge openly — because informed clients make better decisions.

I’m not here to “sell you a house.”

I’m here to help you find a place that fits your life — whether that’s Colonial Heritage, another 55+ community, or something completely different.

And yes, occasionally I’ll remind you that you still have to mow your lawn. 😉
