The Villages of Kiln Creek is a sprawling 1,200-acre community containing 2,947 homes with about 12,000 residents. It spans portions of York County and Newport News adjacent to Victory Boulevard. It remains the largest golf-styled development in the area, with a championship 18-hole course serving as its foundation
The community consists of 31 sub-communities containing townhomes, condos, detached single family homes and apartments. The neighborhood is planned around the Kiln Creek Golf Course and is located off of Jefferson Avenue in close proximity to Interstate 64 and the Newport News International Airport.
The 31 individual villages are named : Avery Woods , Cascades , Claymill Corner , Dunhill , Eagle Sound , Edgewater ,Fairways , Featherstone ,Gleneagles Highlands ,Hollingsworth, Images ,Ivystone ,Lake Cambridge ,Lakeside, Lexington ,Masters, Oakwood , Pinehurst , Players Choice , Rock Creek , Royal Colven , Sanctuary , Shoreline , Southlake ,Tradewinds ,Villas ,Waterford Pointe ,Westgate ,Willow Point and Windbrook
Virginia Beach developer R.G. Moore started the project in 1986, promising to build a development with homes and a corporate center on “1,200 acres of scenic terrain.”
The majority of the homes in Kiln Creek were built in the early 1990’s and provide home owners with a pleasant living experience. You’ll find by living or visiting here that most of the residents take pride in their homes and property.

Home sizes in Kiln Creek range from 944 square foot condos to 4800 square foot two story homes on the golf course. The average home size is 1950 square feet. Although some may feel that the neighborhood is a little crowded, all would agree that the overall atmosphere is appealing. .
Shopping is plentiful and convenient with dozens of retail outlets within just a couple of miles. Notables include Patrick Henry Mall, Barnes & Noble, and Target. With lots of shopping comes the availability of many great restaurants as well.
For the York County homes in Kiln Creek the assigned schools are Grafton Bethel Elementary, Grafton Middle and Grafton High Schools. Newport News Schools for Kiln Creek include Menchville High School, Hines Middle School, and Kiln Creek Elementary.
On a recent drive through the neighborhood I witnessed manicured landscaping, people walking on the trails, kids playing, golfers getting in their 9 or 18 holes for the day, residents enjoying the lakes while sitting on the park benches and more.
Amenities
The home owners’ association currently owns a 4-acre recreation center complex consisting of a two-story building; an Olympic-size pool; picnic areas; playgrounds, tot-lots, tennis courts, a multi-purpose court, and its own maintenance facility, all of which are owned debt free. The in-house maintenance of the large common areas of Kiln Creek is handled by an outstanding staff who undertake the enormous task of maintaining and enhancing our landscaping easements, lake banks, and a twenty-seven mile lake-fed irrigation system.
HOA fees range from $50 monthly for detached homes to $245 monthly for a condo although condo fees due differ between the different villages.
Community spirit is alive and well in Kiln Creek. The Social Recreation Committee is extremely active and continues to plan new and exciting events that are offered to our residents. In addition, Kiln Creekoffers various clubs for our members such as the 50/50 club, singles club, garden club, bridge club, and our newest addition: the teen council.

Over the last year, home sale prices in Kiln Creek have ranged from a low of $95,000 for a 1000 square foot condo to $720,000 for a 4894 square foot six bedroom five bath home.. List price on the larger home was $779k .
Prices vary according to size, condition and age. The average market time for the 109 home sales in Kiln Creek in the last 12 months was 105 days , although that doesn’t include the DOM ( days on market) of a home if it is re-listed after expiring. Current list prices for homes in Kiln Creek range from $94k for a small condo to $475k for a 3400 square foot six bedroom four bath detached home.
Property Taxes
