The Homes at Wessex Hundred-Project Narrative
Williamsburg Winery is potentially proposing a rezoning for a parcel of land adjacent to the winery. This proposal would require the submittal of a rezoning application and need to have a public hearing before the James City County Planning Commission and the James City County Board of Supervisors (BOS). At this time no rezoning request has been submitted. But here is a brief description of their project.
Located adjacent to the Williamsburg Winery, this 16.99-acre parcel of land will provide an elegant site for approximately 60 homes in a variety of row-house, townhouse and clustered single-family buildings.
Surrounded by over 300 acres of green space consisting of over 120 acres of mature trees, 50 to 60 acres of vineyards, the Winery, the Gabriel Archer Tavern, Wedmore Place hotel and the Conservancy neighborhood, the homes will create a vibrant village atmosphere nestled in a timeless rural setting.
Currently, the parcel is zoned A-1 (Agricultural). The proposed development will rezone the property to R-5 (multi-family residential).
The site will be accessed from a stem road to the left just after the Wessex Hundred road turns off towards the winery and the hotel. Maintaining the established informal, rural character of Wessex Hundred, this access road will parallel vineyards until crossing through an architectural gateway, past a cluster of homes inspired by the architecture of Richelieu, France. The property is a mix of old-growth trees and open pasture. The master plan preserves trees to the extent practical, maintaining a strong buffer to adjacent properties. The largest open space on the site is to become a “village green”, flanked with a single crescent-shaped building to one side and formal townhomes to the others. The remaining portions of the site are to be developed as single-family residential homes placed so as to reinforce a formal streetscape.
