The Real Estate Shakeup No One Can Ignore (And Why Bigger Isn’t Always Better)
There is a lot unfolding in the real estate space right now—and if you’re a consumer, it matters more than you might think.
We are in the middle of a massive consolidation wave, and the latest headline—the merger between The Real Brokerage and RE/MAX—is one of the clearest signals yet of where things are heading.
Who Is Real Brokerage?

If you’re not familiar with The Real Brokerage, you’re not alone—it’s a relatively new player compared to legacy brands.
Founded in 2014, Real operates as a cloud-based, tech-first brokerage with no traditional brick-and-mortar offices.
Their model is built around:
- Remote operations
- Heavy use of technology and AI
- Revenue sharing and stock incentives for agents
- Lean infrastructure (including reported high agent-to-support ratios)
In short, it’s designed to scale quickly and efficiently—and it has.
Now, by acquiring RE/MAX, they are pairing that model with one of the most recognized global brands in real estate.
The RE/MAX Side of the Equation
RE/MAX is almost the opposite model.
- Founded in 1973
- Presence in 100+ countries
- Franchise-based system with thousands of independently owned offices
They’ve built their reputation on top-producing agents and global brand recognition.
So what you’re seeing with this merger is:
👉 A tech-driven, cloud brokerage
combined with
👉 A legacy global franchise powerhouse
The combined company is expected to have 180,000+ agents worldwide.
At the Same Time… The Compass / Anywhere Shift
While that’s happening, Compass has taken things even further with its acquisition of Anywhere Real Estate.
That brings a huge number of legacy brands under one umbrella, including:
- Coldwell Banker
- Sotheby’s International Realty
- Century 21
- Corcoran
All operating under a centralized strategy driven by Robert Reffkin.
One of the biggest flashpoints?
👉 Private Listing Networks (PLNs)
The idea of controlling listing exposure is creating serious friction across the industry.
Because traditionally:
Maximum exposure = maximum price
Limiting exposure introduces real questions about:
- Transparency
- Competition
- Whether sellers are truly getting the best outcome
The Industry Is Splitting in Two
What we’re seeing right now is a clear divide:
1. Mega Platforms (Scale + Systems)
- Massive agent counts
- Centralized technology
- Corporate-driven decisions
- Efficiency-focused
2. Boutique Firms (Service + Strategy)
- Local expertise
- Hands-on support
- Flexible, client-first approach
- Accountability
Where We Stand: Liz Moore & Associates
This is where our model at Liz Moore & Associates stands in sharp contrast—and why I believe our value proposition has never been stronger.
We are intentionally built differently.
Regional Footprint, Local Focus
We operate with physical offices in:
- Virginia Beach
- Newport News
- Williamsburg
- Richmond
- The Northern Neck
That gives us broad market coverage—from the coast to Central Virginia—while maintaining a deeply local, relationship-driven approach in each community.
A Support Model That Actually Supports the Client
We are not structured for scale at the expense of service.
Our agents are backed by:
- Dedicated transaction coordination
- Hands-on broker leadership
- Marketing support
- Vendor networks built over decades
Because the reality is:
A great client experience requires real people behind the scenes.
Strategy Over Systems
We are not driven by:
- Corporate mandates
- National rollouts
- One-size-fits-all listing strategies
Every client, every home, and every situation is approached individually.
And that matters—especially in shifting markets like this one.
My Take
I’ve been doing this for over 20 years—serving clients from Virginia Beach to Richmond and everywhere in between—and I’ve seen cycles like this before.
Big companies get bigger.
New models get tested.
And eventually…
The market comes back to what actually works.
- Exposure
- Expertise
- Execution
- Trust
Those things don’t scale easily.
About Me — And Why I Write These Articles
If you’ve read this far, you’ve probably picked up on something:
I don’t write these pieces to chase headlines—I write them to translate what’s happening in the real estate world into what it actually means for you.
My name is John Womeldorf—though most people around here know me as Mr. Williamsburg.
I’ve been selling real estate since 2004, the same year Liz Moore & Associates was founded. Over the past two decades, I’ve had the opportunity to help hundreds of clients buy and sell homes across Virginia—from the North Carolina border to west of Richmond, and everywhere in between.
But my role has evolved beyond just being a real estate agent.
I’m:
- A local investor and renovator
- A short-term rental owner and operator
- A cyclist who has ridden thousands of miles across this region
- A community member deeply connected to the people, neighborhoods, and lifestyle that make this area special
I’ve helped clients:
- Buy land and design custom homes
- Navigate downsizing and estate sales
- Relocate from across the country
- Invest in second homes and rental properties
And through all of that, I’ve learned something important:
Real estate is never just about the property. It’s about the lifestyle, the strategy, and the long-term impact of the decisions you make.
That’s why I write these articles.
Not as marketing pieces—but as real-world insights based on what I’m seeing every day in the market.
To give you:
- Context
- Clarity
- And confidence
Because when the industry is changing this quickly, having someone who understands both the big picture and the local nuances is more valuable than ever.
Final Thought
If you’re a buyer or seller watching all of this unfold, here’s what I would tell you:
Who you choose to work with matters more now than ever.
Because behind all the mergers, models, and headlines…
👉 It still comes down to strategy
👉 It still comes down to experience
👉 And it still comes down to results
If you want to talk through how all of this impacts your situation—whether here in Williamsburg, Richmond, Hampton Roads, or beyond—I’m always happy to help.
