Cathy Kaper says that one of the selling points when her parents bought their Woodlands condo was the community’s close proximity to everything. From medical providers to grocery stores, entertainment and retail, the location is truly perfection. Situated off of Jamestown Road less than two miles (and one traffic light) away from Merchants Square and Colonial Williamsburg, the neighborhood is barely one block from Route 199, so there’s easy access to Route 199 and I64. Not traveling by car? Sidewalk and bicycle paths run the entire distance from the Woodlands to Colonial Williamsburg, so residents of can easily walk or bike into town.

Cathy’s parents were among the original owners at Williamsburg Woodlands.  “I believe their condo was the original model unit,” says Cathy. “So, it already had a fair number of upgrades, but the location of the community was a prime selling point.”

In addition to its sought-after location, this first-floor condo features an open concept floor plan which lends itself well to entertaining as each room flows beautifully into the next. Gorgeous red oak floors run throughout the foyer, living and dining rooms and sunroom. “One thing that people might not realize is that Woodlands is a pretty age-diverse community,” says Cathy. “It’s not just retirees living here.”

She recalls that a year after her father passed away, a young couple moved in just above her mother’s condo. They were new parents to twins.

“My mother was never particularly drawn to babies. But she absolutely fell in love with this family and their babies – who are now 16 or 17 years old! Despite their age gap, my mom and the twins’ mom were very best friends.”

Cathy’s mom was also close to the neighborhood’s handyman; a man named Harry.

“Everybody there knows Harry,” says Cathy. “He was actually a big part of her life. When she died, he told me he thought of her as a grandmother. Truly it’s just a sweet community of people taking care of each other.”

Condominium living

Condominium living in a neighborhood like The Woodlands differs in several respects from other forms of homeownership. Condominium unit owners own only the inside of their unit, and each owner also shares in the common property, including the outside of the building and the surrounding grounds, roadways and walkways.

The monthly HOA fee of $310 covers a Master insurance policy, water, trash pickup, all exterior maintenance and landscaping as well as the roof replacement and snow removal.

If you are searching for gracious and maintenance-free living with one of the best addresses in town, The Woodlands is a perfect choice.  It’s hard to imagine condominium living in the city, with such a great location, but at the same time it feels somehow off the beaten path.

There are so many plusses to this home and community. There’s the convenience of being so close to town, while at the same enjoying the peace and quiet of the Woodlands and a feeling of being tucked away from it all.

With this gem of a home, the community’s friendly neighbors, and maintenance free living, you are bound to want to call The Woodlands home! With a little park in the middle of the “woods,” the grounds are lovely as well. For those interested birding or nature, it’s the ideal place.

Parking at the home is directly in front of the 1st floor condo, allowing for easy access from car to condo.

Schools: Residents of The Woodlands attend Williamsburg-James City County schools. This includes Mathew Elementary, Berkeley Middle and Lafayette High. Walsingham Academy, a private Catholic school for K-12 is within walking distance.
