Updates on Ford’s Colony

As previously reported on MrWilliamsburg.com there are three pending potential developments that are within the Ford’s Colony Master Plan. Two are expected to break ground in 2022.
Ford’s Village
Frye Properties and Retirement Unlimited are partners in the development of Ford’s Village, a proposed Continuing Care Retirement Community (CCRC) on News Road opposite Firestone Drive. The James City County Planning Commission recommended approval in December 2021. The plan layout has been revised to reduce the number of units. Proffers made in 2008 were amended as well.
Initial development infrastructure is expected this year. More information will be provided later in the year by Frye Properties. As a reminder, this property is part of the Ford’s Colony Master Plan but not included in the FCHOA (Ford’s Colony homeowners association) membership. Any use of FCHOA property, such as vehicle access on Firestone Drive, would be subject to potential contractual agreements.
The Parke at Westport
Eagle Construction submitted subdivision plans to James City County for “by-right” development of 14 lots with a minimum lot size of three acres on public roads, similar to the existing Westport neighborhood. Eagle Construction will develop the property, sell the lots and build the homes (house/ lot packages).
Like Westport, the zoning for the Parke at Westport is Agricultural (A-1), so it is not part of the Ford’s Colony Master Plan. However, it is included in the FCHOA. The FCHOA has ARC approval authority for each home and will govern it as the Master Association. Subdivision development is expected to commence this year.
Condominium Parcels on St. Andrews Drive (Eaglescliffe)
Brian Ford listed these two parcels for sale, and the FCHOA is communicating with a potential purchaser. The parcels have Master Plan approval for up to 74 condominium-style units, subject to ARC approval and FCHOA membership.
Mr. Ford contemplated the development of apartments and shared a conceptual plan with the FCHOA Board of Directors in 2020.
Based on informal conversations, it is assumed that the prospective purchaser would submit a revised conceptual plan. It is not expected that plan approval by the FCHOA and James City County would be completed within sufficient time to start development in 2022.
More information on these development projects will be communicated once further details are known.
