Why Some Williamsburg Homes Still Sell in Days — Even in Today’s Market
By John Womeldorf | Mr. Williamsburg
Over the past few months, I’ve had more and more buyers reach out to me and say something like:
“John, we want to be ready to make an offer the minute something hits the market.”
Usually followed by:
“Everything I’m reading says the market is slowing down.”
And honestly? Both of those things can be true at the same time.
Yes, in many parts of the country, homes are sitting longer. Price reductions are more common. Some sellers are accepting offers well below list price.
But here in Greater Williamsburg?
It’s more nuanced than that.
Some homes are sitting.
Some homes are still flying off the market.
And the difference between the two is incredibly important to understand — whether you’re buying or selling.
That’s why I ran this report.

What This Report Is — And What It Is Not
Before we talk numbers, I want to be very clear about something.
This is not a report showing all recent home sales.
I intentionally ran this report to focus on one specific group:
👉 Homes that went under contract within six days of being listed and then closed.
In other words, these are the “top performers” — the homes that:
- Hit the market
- Were priced right
- Created immediate interest
- And moved quickly
I pulled this data because so many buyers are trying to understand why some homes still sell instantly — and because sellers need to understand what separates a fast sale from a slow one.
All of this information comes directly from the Williamsburg MLS as of February 21, 2026.
The Numbers for Fast-Moving Homes
This report includes 93 homes that went under contract within six days.
Here’s what that group looks like:
- Total Sales: 93
- Average Sale Price: $550,053
- Median Sale Price: $520,000
- Average Days on Market: 4
- Median Days on Market: 4
- Average Sale-to-List Ratio: 100.67%
- Median Sale-to-List Ratio: 100%
These homes did not linger.
They did not “test the market.”
They were priced correctly and responded to immediately.
10 Real Examples of Homes That Sold Quickly
To make this real, here are the first 10 homes from this report — all of which went under contract in six days or less.
If you’re curious, I encourage you to look them up and study them:
- 13955 Beech Drive
- 409 Colonial Avenue
- 4008 Cedarwood Lane
- 3123 Sapling Drive
- 9969 Mill Pond Run
- 3115 Bent Tree Lane
- 3120 Sapling Drive
- 114 King Henry Way
- 3741 Cherry Walk
- 4335 Creek View East
These homes are spread across different neighborhoods and price ranges.
But they all share something in common:
They hit the market in the right condition, at the right price, at the right time.
And buyers responded.
This Is a Powerful Exercise for Sellers
This isn’t just helpful for buyers.
This is an incredible learning tool for sellers.
If you’re thinking about selling, ask yourself:
How does my home compare to these?
- Condition
- Updates
- Layout
- Curb appeal
- Price
- Presentation
- Location
Homes that sell fast are not accidents.
They are prepared.
They are positioned.
They are priced strategically.
I’m always happy to share the full report with anyone who wants to dig deeper and study the top-performing homes in our market.
About “Days on Market” — A Quick Reality Check
One quick insider note:
Days on Market is not always perfectly accurate.
A home can go under contract in 24 hours, but:
- Paperwork isn’t turned in immediately
- The status isn’t updated right away
- It still shows as Active
So you might see “6 days” when it really sold in one.
This happens all the time.
Always take DOM with context.
When Homes Sit — It’s a Different Conversation
This report focuses on fast sellers.
But let’s be honest.
There are homes sitting right now.
When something has been on the market 30, 45, or 60 days, that usually means:
❌ Price is off
❌ Condition is off
❌ Expectations are off
❌ Competition is stronger
Sometimes all of the above.
Those homes are where buyers can negotiate.
That’s where leverage exists.
And that’s why strategy matters so much.
“Active Contingent” Doesn’t Mean Available
Another point that confuses people:
If you see “Active Contingent” with language like “seller will consider other offers,” understand this:
That home is already under contract.
Any new offer is a backup offer.
The seller cannot accept it unless the first deal falls apart.
Don’t be misled by the wording.
What This Means for Buyers Today
If you’re buying in Williamsburg right now, you need two different approaches.
For New, Well-Priced Listings
Be ready.
Be organized.
Have financing lined up.
Know your limits.
Move decisively.
Because the best homes still move fast.
For Homes That Have Sat
Slow down.
Analyze.
Negotiate.
Ask questions.
That’s where opportunity lives.
Why National Headlines Don’t Reflect Our Market
Most people are getting information from:
National news
Social media
Online “experts”
TikTok real estate
None of that reflects:
Ford’s Colony
Kingsmill
Governor’s Land
New Town
Windsor Forest
Williamsburg proper
Real estate is local.
Always has been.
Always will be.
About Me — Why I Do This Work and Write These Articles
I don’t write these posts to hype the market.
I write them to educate people.
After more than 20 years in real estate across Williamsburg, Hampton Roads, and Central Virginia, I’ve learned that good information protects people.
But there’s more to me than just selling houses.
I’m also a real estate investor.
I currently own multiple long-term rentals and short-term rentals/Airbnbs. Every one of those properties has been completely renovated by me — not by a contractor I hired, but by hands-on involvement and management.
I have a construction and renovation background. I’ve helped countless clients renovate their homes after closing, often arranging contractors and timelines before settlement even happens. I can usually walk through a house and give very accurate estimates for:
- Roofs
- HVAC systems
- Water heaters
- Flooring
- Painting
- Kitchens
- Bathrooms
- Windows
That experience saves my clients time, money, and stress.
I’m also deeply rooted here.
I raised two sons in this community. I’ve served on boards and foundations, including neighborhood HOAs. I care about these neighborhoods because I’ve lived in them.
Outside of real estate, I’m a cyclist who has ridden all over the world. I’m a foodie. I enjoy good beer and good wine. I love original live music and will travel long distances to hear it.
I’m a lifelong boater.
I’m an RV enthusiast and regularly travel in our Class A motorhome.
I’m a history buff — thanks to my father, who was a schoolteacher. I’ve probably been to just about every major historic site within 1,000 miles of Virginia.
And I’m a native Virginian. My family has been here since the late 1700s. This place isn’t just where I work. It’s who I am.
All of that shapes how I advise my clients.
I don’t just look at houses.
I look at lifestyles, finances, long-term plans, and quality of life.
That’s what “Mr. Williamsburg” has always been about.
