Williamsburg VA Real Estate Market Update July 2017

Quick Facts about the July 2017 Overall Home Sales Market in the Williamsburg area:

+7.2% – New listings in July over same period last year (both attached/detached)

4.9 – Number of month’s supply, fairly consistent this year – but only 3.6 months inventory for SF attached homes. ( six months is considered a balanced market. Under six is a seller’s market.

$133 –Median Price per Square Foot, down from the $138 reported last month, virtually the same as this time last year

$304,000 – Median Sales Price, down from $325k reported last month, but up 1% from the $299,500 reported last year

James City County – Most active area with 120 closed sales in July

584 single family detached homes on the market at month-end; 132 single family attached homes.
