Villages of Gloucester finally breaks ground
After more than two decades since its initial proposal, The Villages of Gloucester has finally broken ground earlier this fall, marking a significant milestone for this long-awaited project.
The first phase, the only one approved thus far, will feature 28 single-family homes and 95 townhomes. In addition to the residential units, a clubhouse, pool, playground, and tennis courts are planned to enhance the community living experience.
Originally named The Barrens, the project commenced in 2001 but faced a setback when it was denied by the Gloucester Board of Supervisors in 2003. Despite receiving approval in 2007, the economic downturn in 2008 and subsequent challenges posed by the COVID-19 pandemic led to an 11-year delay in the project.
Situated on the west side of Route 17, adjacent to Gloucester Veterinary Hospital and opposite Lowe’s, the property spans 907.89 acres and is zoned Planned Unit Development (PUD-1). After nearly two decades of perseverance, The Villages of Gloucester achieved a significant milestone when the Gloucester County VA Board of Supervisors unanimously approved a rezoning request during its April 3rd meeting.
The approval included amendments to the original proffers, aiming to reduce up-front development costs and provide flexibility in the timing and phasing of the project. This adjustment allows for reasonable adaptations to changing market conditions over the expected 20 to 40-year build-out of the project.
The Villages of Gloucester, spanning 908 acres and located on Route 17 and Hickory Fork Road, just south of Burleigh and Belroi roads, is envisioned to consist of 1,142 residences. This will comprise no more than 800 single-family detached homes and no more than 342 single-family attached homes, including patio homes, townhomes, and condominiums.
This $750 million development will not only feature homes but also a neighborhood Village Center, complete with retail, office space, and restaurant facilities. Additionally, a commercial Business Park is planned, contributing to the overall vibrancy and economic vitality of The Villages of Gloucester.
