Commonwealth Green breaking ground in York County Virginia
Commonwealth Green a large-scale mixed-use development under construction in York County could add another 1,500 to 2,000 residents over the three years to a section of the greater Peninsula that’s experiencing a boon in new retail and housing.
Contractors are feverishly clearing land and carving out infrastructure to make way for the $66 million Commonwealth Green development, a 52-acre mixed-use project wedged between Victory Boulevard and Route 17 in the southwestern quadrant of York County that abuts Kiln Creek.
It’s currently the largest mixed-use project under construction in a county that’s quickly becoming a suburban and exurban enclave to Newport News and Hampton, generating roughly $5 million to $6 million in additional property tax revenue for the municipality’s coffers.
Build out is expected to take three years but it may go quicker depending on demand.
Virginia Beach-based Franciscus Homes will construct one of its most popular condominium town-home products in phase two of the development. Franciscus will bring a new home style to the Peninsula: three-story condominium buildings that have the look of houses with two-bedroom units on the ground floor and townhouse-style condos on the top two floors.
The community, with a mix of 2-, 3- and 4-bedroom options, is planning 94 condos in 47 buildings, all with garage access and high-end finishes. Prices should range from the low $200,000s to $300,000+
Plans call for the home builder to construct 94 two- three- and four-bedroom unit floor plans similar to its Pointe East project in Norfolk’s near the East Beach neighborhood .
“They are going to be an exceptionally nice product, and only the second time Franciscus is constructing this type of housing in the area,” Tucker said. “When Franciscus Homes constructed these products near East Beach, they sold out very quickly. We feel like that will happen given this development’s location.”
The site is also a short distance from NASA Langley in Hampton, Jefferson Lab and Canon in Newport News, and students will attend York County Public Schools, long called a development driver and deal sealer for families and commercial businesses looking to locate in the area.
In the final phase, Commonwealth Green partners plan to add 41,000 square feet of commercial space with about half in a two-story building. Plans call for mixed-use townhouses fronting Commonwealth Drive with up to 16 homes on top of the rest of the commercial space.
Currently, the developer is looking for interested businesses, particularly small business owners who want to live above their stores or offices or those who would like a unique investment property.
Commonwealth Green will have a 10-acre green space called “Central Park” that will include recreational walking trails, extra drive lanes for bicycles, sidewalks, on-street parking for emergency vehicles and residential visitors and a town center community building that residents can rent for special events.
“This site is a little bit unusual in that you can take Commonwealth and jump on the interstate in two minutes,” John Davis said. “You get out on this road that we’re about to construct, then you can get out to the interstate using Route 17 in two minutes. It’s in such a good location.”
